Mumbai Construction Technology Targets Greener Urban Growth

Mumbai’s construction sector is set to gain another technology-focused entrant, as a veteran Indian entrepreneur plans to introduce artificial intelligence and factory-based manufacturing to building projects. The proposed venture aims to reduce material waste, improve productivity and support more cost-efficient construction. Its significance will depend on whether these methods can deliver measurable environmental gains and affordable buildings, as India expands its housing stock and urban infrastructure.

The initiative is being led by the founder and chairman of Modi Group, who brings nearly five decades of business experience. The initial plan includes 12 manufacturing facilities, alongside a longer-term ambition to expand production across cities in response to demand. The venture has also set a preliminary target of securing 10% adoption of its construction technology products within the industry. Artificial intelligence is expected to support several stages of the building process, from architectural design and engineering to construction, operations and maintenance. The company is exploring international technology partnerships, including with Nemetschek, whose software is used across architecture, engineering and construction. Such integration could help project teams coordinate designs, identify errors earlier and manage resources more efficiently. For India’s property market, the potential benefits extend beyond faster project delivery. Poor coordination, inaccurate material estimates and construction waste can increase costs, delay completion and place additional pressure on landfills and natural resources. Digital planning and precision manufacturing could help address these problems, provided the technology is adopted effectively across project teams and supply chains.

However, the environmental case for factory-led construction requires closer scrutiny. Manufacturing building components away from project sites may reduce on-site waste and improve quality control, but factories also consume energy and materials. Transporting components over long distances can add emissions. The overall impact will depend on factory energy sources, material selection, transport distances and whether components can be reused or recycled. Affordability remains another test. Lower production costs do not automatically translate into cheaper homes or better public infrastructure. The benefits will depend on procurement practices, market competition and whether savings reach homebuyers, tenants and public agencies. Smaller contractors may also face barriers if new systems require expensive equipment, specialist skills or costly software.

The planned expansion therefore raises questions about implementation as well as scale. The proposed 12 factories and the 10% adoption target are early business milestones, rather than evidence of lower emissions or improved housing outcomes. Independent data on costs, energy use, waste reduction and construction quality will be needed to assess the venture’s wider value. As Indian cities confront housing shortages, rising infrastructure demand and climate risks, construction technology could support more resource-efficient development. The decisive measure will be whether AI construction delivers durable buildings, reduces environmental pressure and improves value for citizens, rather than simply increasing building capacity.
