Hyderabad Housing Market Expands As Inventory Builds

Hyderabad’s housing market entered the second half of 2026 with strong transaction values, expanding supply and rising demand for larger homes. Housing worth ₹52,913 crore changed hands during the first six months, placing the city third nationally by sales value. Yet the growing stock of unsold homes is raising questions about affordability, delivery timelines and the need for stronger buyer-facing oversight.

Nearly 60 million sq ft of residential space was absorbed in Hyderabad during H1 2026, the highest among India’s major housing markets. The average home sold was about 2,300 sq ft, while the average ticket size increased around 10% year on year to ₹2.03 crore. The figures point to a market increasingly tilted towards larger and higher-value housing. The supply response has been equally pronounced. Developers introduced 49,656 housing units between January and June, compared with 36,224 in the corresponding period last year. At the same time, unsold inventory climbed 21% to 1,42,722 units, leaving roughly 29 months of supply at the prevailing sales rate. Much of this stock, however, remains under construction rather than immediately available for occupation. That distinction matters for residents. Around 29,586 unsold units are ready or expected to be completed in 2026, while nearly 59,360 are scheduled for completion in 2027-28.

Another 53,776 units are projected for delivery from 2029 onwards. Nearly half of the unsold stock is priced above ₹1.5 crore, indicating that the inventory pressure is concentrated significantly in premium housing. RERA therefore remains an important part of the market’s next phase. Telangana RERA’s public system currently lists more than 11,000 registered projects statewide and continues to publish proceedings, compliance notices and orders. For buyers, registration status, promised completion dates and project disclosures remain critical checks as Hyderabad’s construction pipeline expands. The city’s office economy is also reinforcing housing demand. Hyderabad has about 170 million sq ft of completed office space, with another 103 million sq ft under construction. Around 7 million sq ft was leased during H1 2026, strengthening the link between employment growth and residential expansion.

Geographically, the North West accounted for about 73% of housing sales value, while the South West increased its share from 10% in H1 2022 to 17% in H1 2026. This shift suggests that infrastructure, employment and connectivity are steadily widening Hyderabad’s residential footprint. For the Hyderabad housing market, the next challenge is not simply maintaining sales momentum. Growth will need to be matched by reliable project delivery, effective RERA compliance, transport capacity, water resilience and access to homes across income groups. How well these systems keep pace will determine whether today’s housing expansion becomes durable urban growth.
