Gurugram Senior Living Gets RERA Push From DLF

Gurugram is emerging as an early test case for India’s expanding senior-living market, with DLF moving ahead with a dedicated project in Sector 63. The development comes as organised senior housing faces a wide supply gap and the national market heads towards an estimated ₹1 lakh crore by 2030. Haryana’s real estate regulator has also moved the project through an approval stage, adding a regulatory milestone to the development.

The project, identified by Haryana RERA as The Aureva, is being developed by DLF Home Developers in Sector 63, along Golf Course Extension Road. The regulator records the application under project ID RERA-GRG-2265-2026 and shows it as approved and ready for the certificate-issuing process. The registration number itself had not yet been uploaded on the regulator’s project page at the time of reporting. DLF has indicated revenue potential of roughly ₹2,000 crore for the project. Its management has also placed the senior-living development within its Gurugram launch pipeline. The project therefore marks a shift towards housing designed around an ageing population rather than conventional family-oriented residential demand. The timing is significant. Colliers estimates India’s senior-living market at about ₹30,000 crore in 2026, up nearly 70% from 2024.

It expects the market to reach around ₹70,000 crore by 2028 and exceed ₹1 lakh crore by 2030. Yet organised inventory remains only about 25,000 units against current demand of roughly 20–22 lakh units. By 2030, demand could approach 30 lakh units, while organised supply may reach around one lakh homes. That imbalance is drawing fresh capital. More than ₹13,000 crore has been announced for senior-living projects since 2025, with the investment pipeline expected to support nearly 75,000 additional units over the next three to four years. A growing share of projects is also expected to combine residential accommodation with healthcare and assisted-living services. For cities, the expansion raises questions beyond property supply. Senior living requires reliable healthcare access, walkable surroundings, emergency response, public transport and barrier-free design.

Locating such communities within established urban areas could reduce isolation and improve access to everyday services, while poorly connected developments could simply create another form of residential segregation. The senior living market will therefore depend not only on how quickly developers add homes, but also on whether new projects become integrated parts of urban neighbourhoods. With RERA processes advancing and investment increasing, Gurugram could offer an early indication of whether India’s retirement housing boom develops as a genuinely age-friendly urban model or remains largely a premium real estate niche.
