India Office Growth Puts RERA Compliance In Focus

India’s office market entered the second half of 2026 with demand continuing to outpace fresh supply across its leading cities. The trend is being driven largely by Global Capability Centres (GCCs), while stronger demand for newer and greener workplaces is reshaping commercial development. For cities, the expansion brings jobs and investment but also raises questions around transport capacity, energy use and regulatory compliance.

Across the seven major office markets, net absorption reached 27.4 million sq ft in the first six months of 2026, up 2% from a year earlier. New completions, meanwhile, fell 10% to 22.2 million sq ft. The resulting supply gap pushed average vacancy down to about 15%, a multi-year low. The strongest shift is coming from GCCs, which accounted for 45% of gross office leasing during the period. Their leasing rose 22% year-on-year to 19.2 million sq ft. Bengaluru remained the largest GCC market, with 7.6 million sq ft, while demand is spreading beyond technology into engineering, manufacturing and financial services. This concentration of employment growth has implications beyond commercial property. Urban planners point to the need for office expansion to be matched by public transport, housing, water infrastructure and reliable power. Without that coordination, rising workplace density can increase commuting pressures and place additional stress on already crowded urban systems.

Bengaluru absorbed 8.3 million sq ft during H1, a 26% annual increase, while Hyderabad recorded 5.2 million sq ft, up 24%. Across the leading markets, average office rents climbed 9% to ₹96 per sq ft per month. Southern cities accounted for 58% of overall office take-up. Sustainability is also moving closer to the centre of commercial real estate decisions. Green-certified buildings represented 76% of new office completions and 73% of leasing activity. The shift suggests that energy efficiency, building performance and environmental credentials are increasingly influencing occupiers rather than remaining optional features. The regulatory dimension will also matter as commercial development expands. RERA provides a framework for registered real estate projects and agents, although office leasing itself is not the central measure of the law. For new commercial developments, greater transparency and compliance can become increasingly important as institutional investment and large-scale urban projects grow.

The wider commercial property market remains active. Grade A malls recorded 4.1 million sq ft of leasing, while industrial and warehousing demand rose 16% to 22 million sq ft. The next phase of growth will therefore depend not only on how much space cities build, but on whether that expansion delivers efficient, accessible and environmentally responsible urban workplaces.
