Bengaluru RERA Context Shapes Whitefield Office Growth

Bengaluru’s Whitefield business district is seeing another large office commitment, with Aon Consulting taking about 1.99 lakh sq ft at The Earth Centre. The five-year lease, valued at nearly ₹98 crore, adds to evidence of sustained demand for sizeable workplaces in the eastern technology corridor. The transaction also raises a wider urban question: whether expanding commercial districts can keep pace with transport, public services and environmental infrastructure.

The leased area covers 198,509 sq ft across the second, third, fourth and sixth floors of the Whitefield property. Registration records indicate that the occupancy was built through two transactions, with more than 1.64 lakh sq ft taken in December 2025 and additional space added in June 2026. The reported monthly rent is around ₹1.53 crore, or ₹77.32 per sq ft. The agreement includes a security deposit of roughly ₹10.74 crore and a 15% rent escalation after three years. These terms point to the scale of financial commitments involved in Bengaluru’s Grade A office market, where large occupiers continue to consolidate operations in established employment clusters. The Bengaluru RERA angle, however, needs to be viewed carefully. RERA primarily governs qualifying real estate projects and their development and sale, while a commercial lease is a separate contractual arrangement. The existence of a registered lease should therefore not, by itself, be treated as evidence of RERA compliance. Project-specific approvals, registration status and applicable local regulations remain separate matters requiring verification.

Whitefield’s continued office expansion also has implications beyond property values. More employment space can support economic activity and job creation, but it can simultaneously increase pressure on roads, public transport, water systems, drainage and electricity networks. Urban planners have increasingly stressed that commercial growth is more resilient when workplace expansion is matched by adequate civic capacity. The Earth Centre itself is positioned within an established employment zone, while publicly available property information identifies the development as a large operational office asset. The location also benefits from existing commercial infrastructure, potentially reducing the need for entirely new urban expansion compared with developing offices on the city’s peripheral edges.

The broader market remains strong. Large office transactions of at least 100,000 sq ft accounted for 28.2 million sq ft of leasing across India’s eight leading cities during the first half of 2026, with Bengaluru and Hyderabad among the strongest markets. For Bengaluru, the next challenge is not simply accommodating more office demand. It is ensuring that employment growth translates into accessible workplaces, reliable mobility and infrastructure capable of supporting the people who use these districts every day.
