Smartworks RERA Angle Emerges In Workspace Expansion

Gurugram-based managed workspace operator Smartworks is preparing to deploy up to ₹600 crore during FY27 as demand for flexible offices grows across India. The expansion comes as companies increasingly favour ready-to-use workplaces, putting fresh pressure on developers, landlords and operators to deliver commercial space with stronger compliance, efficient infrastructure and lower environmental costs.

The company’s investment will cover both new centres and refurbishment of existing facilities. Smartworks has already secured more than 3.5 million sq ft of additional space that is either under construction or moving towards construction, according to its latest disclosures. Its secured portfolio stood at about 16.9 million sq ft across 70 centres in 15 cities in India and Singapore at the end of June. The numbers reflect a broader change in India’s office market. Managed and flexible workspace providers are taking a larger share of office leasing as companies seek shorter deployment cycles and workplaces that can scale with changing workforce needs. Industry data cited in recent market reports showed flexible workspace operators leasing 8.6 million sq ft during the first half of 2026, a 32% annual increase. For cities, however, the growth of managed offices is not simply a question of adding commercial floor space. Large campuses increase demand for public transport, roads, parking, water, power and waste-management systems.

Their expansion therefore needs to be assessed alongside local planning capacity and the quality of surrounding urban infrastructure. The RERA angle also requires precision. The central law covers both residential and commercial real estate, but its registration framework is aimed at real-estate projects being developed and offered for sale. A workspace operator leasing completed buildings for managed-office use is not automatically making each leased office centre a RERA project. Where a commercial development falls within RERA’s project-registration framework, however, compliance remains relevant. Smartworks reported ₹559.66 crore in total income for the June quarter, up 44% year on year, while its consolidated profit reached ₹13.14 crore compared with a loss in the corresponding period last year. Its investor disclosures show about ₹5,400 crore in contracted rental revenue and 87% of projected FY27 revenue already contracted.

The next phase of expansion will test whether India’s cities can absorb more large-format offices without worsening congestion, energy use and pressure on civic services. For developers and workspace operators, efficient buildings, renewable power, reliable public transport links and transparent regulatory compliance will increasingly shape the long-term value of new commercial districts.
