Chennai Real Estate Expands Further Into Sriperumbudur

A new plotted housing project in Sriperumbudur is adding to the residential supply emerging around Chennai’s expanding industrial belt, where employment growth and transport links are steadily reshaping land markets. G Square Kings Haven covers 12.47 acres and has 235 residential plots, according to project information and its RERA registration.

The project is registered with Tamil Nadu RERA under TNRERA/1/LO/2645/2026. Its developer lists plot sizes starting from 710 sq ft and an asking rate from ₹1,750 per sq ft. The project is positioned near Poonamallee Highway and the Chennai–Bengaluru industrial corridor, linking residential demand with the wider manufacturing economy around Sriperumbudur.The Sriperumbudur plotted housing market is closely tied to the region’s industrial expansion. The corridor has attracted manufacturing, logistics and ancillary businesses, creating a long-term need for housing closer to employment centres. But converting that economic activity into liveable neighbourhoods depends on more than land availability.

For buyers, infrastructure beyond the project boundary will be an important consideration. Road capacity, public transport, drainage, water supply, sewage systems, schools and healthcare will determine whether new residential clusters develop into functioning neighbourhoods rather than isolated layouts. The launch pricing also highlights how developers are using introductory offers to attract early buyers. The developer has advertised ₹1,750 per sq ft for the initial 50 bookings. Public project listings currently show the same base rate, while other advertised project details vary on total area and unit count across property platforms.The developer also identifies a construction partner offering discounts of up to ₹5 lakh for buyers who proceed with villa construction. Such bundled offerings can make plotted developments more accessible, but the eventual cost to households will depend on construction specifications, approvals, financing, infrastructure charges and other expenses beyond the quoted land rate.

The project is also reported to have institutional funding support from Mumbai-based Arbour Investments, although the amount involved has not been publicly disclosed in the available project information. That indicates growing investor interest in Chennai’s peripheral residential markets, particularly locations connected to established employment corridors.For Sriperumbudur plotted housing, the bigger urban question is whether new development keeps pace with civic infrastructure. As more land shifts towards residential use, protecting water systems, managing stormwater, maintaining open spaces and ensuring reliable public transport will become increasingly important.The next phase of growth will therefore be measured not only by plot sales, but by how effectively emerging residential areas integrate with the wider metropolitan system.
