Pune Homebuyers Shift Towards Emerging Housing Corridors

Rising housing costs are pushing more Pune buyers to examine neighbourhoods beyond the city’s established residential belts. Punawale, Mahalunge, Hinjewadi-Maan, Wagholi and parts of Dhanori and Kondhwa are gaining attention as households weigh home sizes, commuting costs and access to infrastructure. The shift is also changing where new housing supply is being concentrated.

Pune’s residential market is not moving uniformly. Current property data shows a clear price gap between established and emerging locations. Housing.com puts the city’s average residential rate at about ₹8,667 per sq ft, while Baner averages nearly ₹11,816. Kothrud is around ₹14,193, compared with about ₹7,597 in Punawale and ₹6,633 in Wagholi. That difference is increasingly relevant for first-time buyers and working households. A lower entry price, however, does not automatically mean lower housing costs. Longer commutes, road congestion, limited social infrastructure and dependence on private vehicles can add substantially to monthly household expenses.

Demand is already following employment-linked corridors. Data reported for January-June 2026 shows 12,120 home sales in north-west Pune, 29% higher than the corresponding period a year earlier. Hinjewadi, Wakad, Kiwale and Ravet accounted for substantial activity, indicating that housing demand is extending beyond older western neighbourhoods. Punawale and Mahalunge illustrate this transition. Punawale remains below nearby Wakad on current residential pricing, while Mahalunge averages about ₹9,146 per sq ft. Their location near major employment centres and regional road links has helped attract households seeking newer housing stock without paying established-area prices. In the east, Wagholi is part of the expanding Kharadi-Wagholi employment and housing belt. Its lower average prices compared with Kharadi make it relevant to buyers seeking larger homes, but future demand will depend on whether transport, drainage, water supply and other civic systems expand alongside construction.

Infrastructure is therefore becoming as important as the apartment itself. Pune Metro Line 3, connecting Hinjewadi with Shivajinagar, is 23.2 km long with 23 stations. Passenger operations are expected to begin in stages, with 17 stations planned for the initial opening according to recent reports. Affordable housing is another part of the equation. Pune’s implementation of PMAY-U 2.0 includes affordable housing and beneficiary-led construction, while the civic budget has identified projects covering thousands of homes.For Pune, the outward movement of homebuyers signals more than a real estate trend. It raises a planning question: can housing growth be matched by reliable public transport, water, drainage, schools, healthcare, open space and walkable streets? The next phase of Pune’s expansion will depend on whether peripheral growth becomes connected urban development rather than simply construction spreading further from the core.
