India Housing Market Shifts Towards Higher Value Homes

India’s housing market is losing some of the momentum that drove its post-pandemic expansion, with sales largely flat across eight major cities in the first nine months of 2026. The bigger change is beneath the headline number: new supply continues to run ahead of purchases, lower-priced homes are losing ground and demand is becoming increasingly concentrated in higher-value housing.

About 2.58 lakh homes were sold between January and September, broadly matching the previous year. Developers, however, introduced nearly 2.80 lakh units, a 4% increase. The gap has now persisted for 16 consecutive quarters, signalling that supply discipline will become more important as buyers take longer to absorb available stock. The national picture also hides a sharp geographic split. NCR was the only major market to record a fall, with sales declining 11% to 35,574 units. Mumbai remained the largest market at 72,804 sales, while Bengaluru grew 5% to 43,140. Pune was broadly stable, and Hyderabad, Ahmedabad, Chennai and Kolkata posted smaller increases. For NCR, the pressure is particularly visible at the upper end. Sales of homes priced between ₹5 crore and ₹10 crore fell 39% to 4,033 units, while Gurugram accounted for 57% of NCR’s unsold inventory. That suggests premium supply may be getting ahead of the depth of local demand, particularly where new projects depend heavily on high-ticket buyers. 

At the same time, the market is becoming more expensive for the average buyer. Homes priced above ₹1 crore represented 55% of sales, compared with 50% a year earlier. Sales in the ₹2–5 crore bracket jumped 19.4%, while transactions below ₹50 lakh dropped 14%. The shift raises a wider urban question: whether housing supply is keeping pace with the needs of households that are not participating in the premium end of the market.  Absorption is also slowing. The quarters-to-sell measure, which indicates how long existing inventory would take to clear at the prevailing sales rate, rose to 6.1 quarters in Q3 from 5.8 a year earlier. It remains below the much higher levels seen before 2022, but the fourth consecutive quarterly increase warrants closer monitoring. 

Prices continued rising across the tracked markets, with Bengaluru recording 11% annual growth and most other markets outside NCR and Bengaluru seeing increases of 3–6%. With interest rates offering less additional stimulus, future housing demand is likely to depend more heavily on household incomes, transport connectivity, jobs and whether new projects match local affordability.For Indian cities, the next phase may therefore be less about how many homes are launched and more about whether new housing is appropriately located, financially accessible and supported by resilient urban infrastructure.
