Delhi NCR Housing Demand Shows Uneven Recovery

India’s housing market is entering a more selective phase, with sales across eight major cities broadly flat in the first nine months of 2026 even as developers increased new supply. The widening gap between launches and purchases is lengthening selling periods, raising questions about affordability, inventory and whether current construction is keeping pace with genuine household demand.

Residential sales reached 2,58,238 units between January and September, broadly unchanged from a year earlier, while developers introduced 2,79,899 homes, a 4% increase. New launches have exceeded sales for 16 consecutive quarters, indicating that supply is continuing to expand faster than absorption. That imbalance is becoming visible in selling timelines. The average period required to clear housing stock rose to 6.1 quarters in the third quarter, from 5.8 quarters a year earlier. It was the fourth successive quarterly increase and the highest level since the second quarter of 2023. For Delhi NCR housing, the pressure is sharper. Sales fell 11% to 35,574 units during the nine-month period, making the region the only major market among the eight tracked to record a decline. The premium end has weakened particularly strongly, with sales of homes priced between ₹5 crore and ₹10 crore falling 39% to 4,033 units, against 5,002 launches.

The concentration of unsold stock also matters for urban planning. Gurgaon accounted for 57% of NCR’s unsold housing inventory. A prolonged build-up could encourage developers to slow future launches or adjust pricing, while excessive construction in already well-supplied corridors can add pressure to roads, water systems, public transport and other civic infrastructure without matching increases in occupied households. The slowdown is not nationwide. Mumbai sales rose 1% to 72,804 units, while Bengaluru increased 5% to 43,140. Kolkata grew 4%, and Hyderabad and Ahmedabad each recorded 2% growth. Pune remained broadly stable.The sharper divide is by price. Homes below ₹50 lakh saw sales decline 14% to 47,660 units, while the ₹50 lakh-₹1 crore bracket fell 5.9%. In contrast, sales of ₹1-2 crore homes increased 6.8%, while the ₹2-5 crore segment expanded 19.4%. Homes above ₹1 crore now represent 55% of sales, up from 50%.

Prices have continued rising despite slower absorption. NCR saw increases across its major submarkets, including 4% in Gurgaon, 7% in Noida, 11% in Greater Noida and 14% in Ghaziabad. For Delhi NCR housing, the next test is whether festive-season demand can improve absorption without another aggressive supply cycle. A healthier market will depend not only on sales volumes, but also on whether new homes remain affordable, well-connected and supported by the civic infrastructure needed for liveable, resilient cities.
