Raymond Realty Gains From Sustained MMR Housing Demand

Mumbai’s housing market is showing pockets of strong buyer activity, with Raymond Realty reporting a sharp rise in quarterly sales bookings across its projects in the Mumbai Metropolitan Region. The performance is notable because it came without fresh project launches, suggesting that established developments are continuing to attract buyers even as affordability remains a key constraint in the region.

Raymond Realty recorded sales bookings of ₹902 crore during the July-September quarter, up 98% from ₹455 crore in the corresponding period last year. For the first six months of the financial year, bookings reached ₹1,602 crore, more than twice the ₹760 crore reported during the same period a year earlier. The company’s quarterly collections also increased, rising 67% year on year to ₹682 crore. Collections indicate the amount actually received from customers and therefore provide a useful measure of cash flow alongside booking figures. For developers, stronger collections can support construction activity and reduce dependence on fresh project sales to fund ongoing development. The results also point to the growing importance of sustained demand within existing housing projects. With no new launches contributing to the quarter’s bookings, Raymond Realty’s performance was driven largely by sales in projects already available to buyers. This could signal that well-connected developments with established construction progress are retaining appeal in a market where buyers are increasingly assessing delivery certainty and total ownership costs.

The wider Mumbai Metropolitan Region remains one of India’s most expensive housing markets. High land values, transport constraints and limited developable land continue to shape residential prices. At the same time, expanding metro connectivity and other infrastructure are gradually widening the areas where buyers can consider living while remaining linked to employment centres.For residents, however, stronger booking numbers do not automatically translate into greater housing affordability. Industry experts note that the next phase of market growth will depend on whether new supply can match household incomes, transport access and everyday infrastructure. Water, drainage, public transport, open spaces and climate resilience are increasingly relevant to the long-term value of residential neighbourhoods.

The latest Mumbai housing demand figures therefore offer a mixed signal. They show continued purchasing capacity in parts of the market, but also underline the need for development to extend beyond sales performance. As construction expands across the MMR, the quality of surrounding infrastructure and the ability to create accessible, resilient neighbourhoods will increasingly determine whether housing growth delivers broader urban value.
