Mumbai Housing Sales Shift Towards Higher Value Homes

Mumbai’s housing market is holding up at record levels, but the shape of demand is changing. Nearly 72,804 homes were sold across the Mumbai Metropolitan Region in the first nine months of 2026, the strongest January-September performance since 2018. The bigger signal is the growing weight of higher-value homes, even as lower-priced housing remains the largest source of transactions. 

The Mumbai housing sales numbers point to a market that is expanding more through value than volume. Sales increased only 1% from a year earlier, while developers brought 72,673 homes to market, up 13%. This kept launches broadly aligned with absorption, but also shows that the city is not experiencing a broad-based surge in household demand.The quarterly pattern was stronger. Sales climbed from 23,185 homes in the first quarter to 24,170 in the second and 25,449 in the third. The Q3 figure was the highest quarterly level recorded since 2018. Unsold stock nevertheless fell 2% year on year to about 155,473 units, while the time needed to absorb inventory improved from 6.6 to 6.4 quarters. Price bands reveal a more important change. Homes below ₹50 lakh accounted for 36% of sales, but transactions in this segment fell 6%. The ₹50 lakh-₹1 crore category also slipped 1%. By contrast, sales of ₹1-2 crore homes increased 9%, while the ₹2-5 crore segment grew 11%.

The upper end moved considerably faster. Sales of ₹5-10 crore homes rose 16%, while ₹10-20 crore transactions increased 40%. The ₹20-50 crore category climbed 35%. Mumbai also accounted for 41 of the 53 homes priced above ₹50 crore sold across the eight major Indian markets during the period. For citizens, however, the headline growth in Mumbai housing sales needs to be read alongside affordability. The city continues to sell large numbers of lower-priced homes, yet the faster expansion is concentrated above ₹1 crore. With the weighted average residential price reaching ₹37,064 per sq ft in Q3, up 5% annually, the market is becoming increasingly dependent on households with greater purchasing power. 

That divergence matters for Mumbai’s future urban form. Stronger premium demand can support redevelopment and higher-density construction, but affordability, transport access, public services and climate resilience will determine whether additional housing translates into a more liveable city. The next phase of growth will therefore depend not simply on how many homes are sold, but on whether new supply remains accessible to a wider range of households.
