Max Estates Drives NCR Housing Demand Higher

Delhi-NCR’s premium housing market is showing renewed buying momentum, with Max Estates recording around ₹3,200 crore in pre-sales during the first half of FY27. The sharp second-quarter jump points to strong demand in Noida and Gurugram, but it also raises questions about whether the region’s expanding premium supply can translate into sustainable, well-serviced urban growth.

The developer recorded about ₹2,100 crore in pre-sales between July and September, compared with ₹156 crore a year earlier. That translates into a 1,246% year-on-year increase, although the percentage is magnified by the unusually low base in Q2 FY26. The company sold 274 homes during the quarter, against 24 units in the corresponding period.  The stronger numbers were not confined to new launches. Estate 361 generated ₹1,747 crore in sustenance sales during H1 FY27, including ₹962 crore in the second quarter. Max One contributed another ₹584 crore during Q2. Collections reached roughly ₹560 crore, giving a clearer indication of cash conversion than bookings alone. For NCR housing demand, the more important signal is the concentration of activity in established premium corridors. Noida and Gurugram continue to attract higher-value residential investment as employment centres, transport infrastructure and commercial development reshape the region. Yet rising sales values do not necessarily mean broader housing affordability is improving.

Industry experts say the next phase will depend increasingly on whether new residential development is supported by adequate public transport, road capacity, drainage, water systems and social infrastructure. In fast-growing NCR districts, housing construction can move considerably faster than the civic systems needed to serve new residents. The company is preparing further residential launches in Noida and Gurugram during the second half of FY27, with a stated ambition to add about 2 million sq ft of residential development annually. Its portfolio spans homes aimed at different segments, including senior living, with reported price points ranging from ₹3.5 crore to ₹35 crore. 

That pipeline makes execution a key test. Large developments can create economic activity and expand housing choices, but their longer-term urban value depends on efficient land use, reliable mobility, water security, climate resilience and access to everyday services. For NCR housing demand, therefore, the latest sales figures offer evidence of strong premium-market appetite rather than a complete picture of the region’s housing health. The coming quarters will show whether this momentum is sustained and whether new supply can grow alongside the infrastructure and public services needed for a more liveable Delhi-NCR.
