Tricity Real Estate Enters Quality Driven Growth Phase

The Chandigarh Tricity property market is moving towards a more selective phase, with buyers placing greater weight on connectivity, construction quality, usable space and neighbourhood infrastructure. The shift across Chandigarh, Mohali and Zirakpur matters because expanding development is increasingly tying the three markets together, while also raising questions about transport, services and sustainable peripheral growth.

The Tricity real estate market has traditionally been shaped by Chandigarh’s established urban fabric and the expansion of adjoining areas. As developable land becomes tighter in the core city, Mohali and Zirakpur are absorbing a larger share of residential and commercial activity. Industry experts say this is changing the basis of competition among projects. Buyers are increasingly assessing access to roads, workplaces, schools, healthcare, retail and public amenities alongside the size and price of a home. This could favour developments in locations where infrastructure keeps pace with population growth.The trend also points to a broader change in housing demand. Larger usable areas, open spaces, privacy and facilities supporting work and family life are gaining importance. Yet such features have greater value when they are backed by reliable civic services, pedestrian access, public transport and adequate drainage rather than being treated as isolated project amenities.

Chandigarh continues to command a premium because of its mature infrastructure and limited land availability. Mohali and Zirakpur, meanwhile, are gaining from new development corridors and expanding catchments. For the Tricity real estate market, this creates a wider urban economy but also increases pressure on roads, water systems, drainage, waste management and public mobility. Commercial property is undergoing a similar transition. Zirakpur’s growing residential population is creating new consumer catchments along corridors such as VIP Road. Projects such as SPS Realty’s Helios, which includes 177 showrooms and more than 200 parking spaces, reflect the expansion of organised retail and commercial space in these emerging areas. However, rising commercial and residential activity does not automatically translate into better urban outcomes. Peripheral growth can increase dependence on private vehicles and place pressure on land and natural drainage systems if infrastructure planning trails construction. Urban planners therefore see coordinated transport, water management, open spaces and social infrastructure as increasingly important to the region’s next growth cycle.

Punjab’s wider property market is also benefiting from urbanisation and improving connectivity. But the durability of this expansion will depend less on the number of projects delivered and more on whether new development creates accessible, liveable neighbourhoods.For residents and investors, the next phase of the Tricity market is likely to reward locations where property growth is matched by dependable infrastructure and civic capacity. That balance will determine whether the region expands as a connected urban system or simply as a collection of fast-growing real estate corridors.
