India Housing Demand Gains Momentum As Rates Rise

India’s housing market entered the festive quarter with stronger buyer interest and a sharp release of new supply, but the recovery now faces a fresh affordability test. Housing demand across major urban markets rose 7% in the third quarter, while developers launched nearly 69,718 units. The Reserve Bank of India’s decision to raise the repo rate could, however, alter borrowing costs just as buyers enter a traditionally important purchasing period.

The supply surge was particularly pronounced in western India. Pune recorded 16,192 new units across 237 projects, compared with 2,180 units a year earlier. The 643% annual increase partly reflects developers bringing projects forward after delaying launches during 2025. The Mumbai Metropolitan Region also saw a sharp increase, with 20,762 units entering the market, almost three times the year-earlier figure. Yet the comparison needs caution: launches in the corresponding quarter of 2025 were unusually low, while the latest numbers are broadly similar to the 20,937 units recorded in the same quarter of 2024. The more important question is whether supply growth can translate into sustained sales without further stretching household budgets. Bengaluru recorded the strongest price increase among the six markets, with average values rising 14.5% to ₹11,293 per sq ft. MMR prices climbed 8.9% to ₹15,672, while Chennai rose 10.2% to ₹10,841.

For households, the combination of higher property values and potentially costlier mortgages could narrow the pool of buyers able to purchase in established urban locations. The housing market is therefore increasingly split between premium demand that can absorb higher prices and households seeking smaller homes or peripheral locations. NCR illustrates that pressure. Housing demand declined 9% in Noida and 8% in Gurgaon even as regional prices increased 10.6% to ₹12,311 per sq ft. Developers are consequently looking towards comparatively affordable locations such as Ghaziabad and Faridabad, where lower entry prices may support wider access.

The RBI’s 25-basis-point repo rate increase adds another variable. The policy rate moved from 5.25% to 5.50%, potentially raising financing costs if banks pass the increase through to floating-rate borrowers. The impact will depend on lenders, loan structures and the speed of transmission. For cities, the next phase of the housing market will be less about headline launch numbers and more about whether homes remain financially accessible, well connected and supported by adequate transport, water, drainage and other civic infrastructure. The festive quarter could reveal whether India’s housing expansion is broadening ownership or increasingly concentrating demand among higher-income buyers.
