Bengaluru Real Estate Growth Tests Sustainable Urban Planning

Bengaluru’s northern growth corridor is set for another premium housing addition, with Century Real Estate introducing The Astoria at its integrated Century Immencity development in Jakkur, along International Airport Road. The project reflects growing investment in mixed-use districts that combine homes, offices and leisure facilities, while raising broader questions about transport capacity, environmental planning and whether expanding business hubs can deliver liveable neighbourhoods for a wider section of the population.

The Astoria comprises 334 residences across five towers on approximately six acres. The development includes three-bedroom and four-bedroom homes, penthouses, around 75% open space and a clubhouse measuring about 40,000 sq. ft. These features place the project in Bengaluru’s premium housing segment, where buyers increasingly assess privacy, amenities and access to employment centres alongside property value. The project was initially introduced under the name Codename Bluemoon in July 2026. It has since recorded bookings exceeding ₹550 crore, according to the company’s announcement. The figure signals early demand for high-end housing in North Bengaluru, although booking values alone do not establish how many homes have been sold, how much money has been collected or whether the development will remain on schedule.

The wider Century Immencity district is planned across a mix of residential, commercial, retail, hospitality and cultural uses. Its proposed commercial component covers nearly 10 million sq. ft., with the completed district expected to accommodate more than 100,000 professionals. The scale could strengthen North Bengaluru’s employment base, but it will also increase demand for public transport, water, energy, waste management and essential civic services. Design work on the larger district involves international practices DP Architects and BDP. Plans include pedestrian routes, landscaped promenades, public plazas and shared spaces intended to connect different activities. However, the presence of landscaped areas within a private development does not automatically translate into accessible public space or lower environmental impact. For residents and workers, the practical test will be how easily they can reach workplaces, schools, shops and public transport without relying on private vehicles. Jakkur’s continued development makes road congestion, safe walking routes, cycling access and reliable transit important considerations. The district’s long-term performance will also depend on water conservation, stormwater drainage, heat reduction and energy efficiency.

Premium residential investment can support employment and expand the city’s housing choices, but its benefits depend partly on how well private projects connect with surrounding communities. Open-space commitments need to be assessed alongside usable green cover, tree retention, maintenance and climate resilience. As Century Immencity advances, transparent information on construction timelines, transport access, environmental performance and civic infrastructure will help residents judge whether the project contributes to a more liveable Bengaluru or adds pressure to an already expanding urban corridor.
