Bengaluru Hyderabad GCC Boom Reshapes Office Real Estate

Bengaluru and Hyderabad are emerging as the primary engines of India’s commercial real estate expansion, with Global Capability Centres (GCCs) increasingly steering office demand away from traditional financial hubs. The shift is reshaping urban growth patterns, influencing infrastructure priorities and raising fresh questions about how cities can balance economic expansion with liveability and environmental resilience.

The changing geography of India’s office market reflects a broader transformation in how multinational companies are organising technology, research, engineering and business support operations. Industry data indicates that Bengaluru continues to account for the country’s largest share of office leasing, while Hyderabad has recorded one of the fastest increases in commercial space absorption, supported by sustained investment in Grade A workplaces and skilled talent pools. The rise of Global Capability Centres has become a defining factor in this transition. Rather than functioning solely as back-office operations, these facilities increasingly house product development, artificial intelligence, engineering, finance and strategic business functions. Their expansion has strengthened demand for modern office districts located near transit corridors, technology clusters and mixed-use developments, creating ripple effects across residential housing, retail and urban infrastructure.

Urban economists note that this concentration of employment is altering investment flows that historically favoured cities such as Mumbai and Delhi for corporate real estate. Instead, Bengaluru and Hyderabad are benefiting from integrated technology ecosystems, established innovation networks and comparatively larger land availability for commercial expansion. Recent market data shows both cities accounting for nearly half of India’s office leasing during the first half of 2026, with flexible workplaces also contributing significantly to overall demand. However, planners caution that sustained Global Capability Centres growth also intensifies long-standing urban pressures. Higher demand for commercial space often pushes residential prices upward, increases traffic congestion and places additional strain on public transport, water resources and energy systems. Without coordinated land-use planning, expanding employment districts risk encouraging longer commuting distances and greater carbon emissions, challenging efforts to create climate-resilient cities.

The commercial property boom is also influencing residential development. Strong employment creation around technology corridors has encouraged developers to launch new housing projects across Bengaluru and Hyderabad, reinforcing demand for integrated neighbourhoods where housing, workplaces and public transport are closely connected. Market indicators suggest these cities remain among the country’s most active destinations for both office and housing supply, although affordability continues to be an emerging concern. Urban planners argue that the next phase of growth will depend less on the volume of commercial construction and more on how effectively cities invest in mass transit, affordable housing, green public spaces and resilient civic infrastructure. As India’s knowledge economy expands, the success of Bengaluru and Hyderabad may increasingly be measured not only by office leasing volumes, but by their ability to deliver inclusive, sustainable and people-centred urban development that supports both businesses and residents.
