Delhi-NCR Housing Prices Signal Premium Market Shift

Delhi-NCR’s primary housing market recorded a 12% annual rise in average prices during July-September, taking the rate to ₹9,980 per sq ft. The increase was the sharpest among India’s seven largest housing markets, but it came alongside slightly weaker sales, highlighting a growing affordability challenge as premium housing gains a larger share of new supply.

The latest figures point to a market where price growth is running ahead of transaction growth. NCR registered 13,765 housing sales in the quarter, down 1% from a year earlier, although sales were 3% higher than in the previous quarter. Across the seven major markets, prices rose 7% annually to ₹9,714 per sq ft, while overall sales increased 3% to 1,00,220 units. For Delhi-NCR, the change is particularly significant because the average price has moved from ₹8,900 per sq ft in the corresponding quarter of 2025 to ₹9,980 per sq ft. Higher land and construction costs are part of the explanation, with land values in major growth centres such as Noida, Greater Noida and Gurugram adding pressure to project economics.

But the composition of supply is equally important. Developers have increasingly concentrated on premium, luxury and ultra-luxury homes, lifting the average price even when broader sales volumes are not accelerating at the same pace. This can make headline market growth look stronger while leaving middle-income households with fewer suitably priced choices. The trend also exposes a wider urban challenge. Connectivity-led growth has increased the value of locations close to employment centres and major transport corridors. Yet rising land prices can push new housing further from established job clusters, increasing commuting distances and household transport costs.That matters beyond the property market. If housing becomes less attainable near employment, infrastructure investment and economic opportunity can become less evenly distributed across the region. Longer commutes can also increase pressure on roads, public transport, energy use and air quality.

The broader seven-city market offers some contrast. Bengaluru recorded a stronger sales increase alongside its price growth, while NCR saw prices rise despite a marginal annual decline in transactions. This suggests that the region’s price momentum cannot be explained by demand alone. The next phase of Delhi-NCR’s housing cycle will therefore depend on whether new development expands access as well as values. For the market to remain resilient, future supply will need to balance premium demand with homes that are affordable, well connected and supported by adequate transport, water, energy and civic infrastructure.
