Delhi NCR Property Search Could Reshape Buyer Choices

New Delhi: Property discovery in Delhi-NCR is getting another digital layer as FEETA Technology has launched an AI-enabled marketplace covering homes, offices, retail, industrial property, agricultural land and businesses for sale. The move comes as buyers increasingly search across fragmented markets, but it also raises a basic question: can smarter search improve transparency without being mistaken for legal or RERA due diligence?

FEETA’s website currently displays property listings with location, price, size and a “verified” label, alongside map-based discovery and search tools. The company says its service is available through web and mobile applications, with Delhi-NCR as its initial market before a wider India rollout. Public company information identifies FEETA as a 2026-founded real estate technology business headquartered in New Delhi. The broader significance lies in what is being searched, rather than simply how. Residential property dominates many online portals, while industrial sites, agricultural land and operating businesses involve different ownership, zoning, access and regulatory questions. Bringing these categories into one digital interface could make comparisons easier for smaller investors and first-time buyers, particularly where information is scattered between brokers, developers and government records. Yet an AI-led Delhi NCR property search does not remove the need for independent verification. RERA requirements vary across the region, with separate regulatory authorities and databases covering jurisdictions such as Delhi and Uttar Pradesh.

UP-RERA provides public searches for registered projects and agents, while Delhi has its own regulatory framework for real estate agents. RERA registration, where applicable, should therefore be checked against the relevant authority rather than inferred from a portal listing. The distinction matters because a property listing and a legally transferable property are not the same thing. Buyers may still need to examine title records, sanctioned plans, land use, encumbrances, approvals and, where relevant, RERA registration and project status. Delhi’s government also provides online systems for searching registered property records, reinforcing the role of official databases in transaction checks.

For urban planners and citizens, the larger test will be whether digital property platforms can improve information quality without encouraging faster decisions based only on listings. Better discovery could support more efficient land markets and widen access to property information, but stronger links between listings, regulatory records and planning data would make a Delhi NCR property search more useful for safer investment and more accountable urban growth.
