Gurgaon Housing Project Moves Towards RERA Clearance

Gurgaon’s Sector 109 is set for another large residential development after Prestige Estates Projects added a 17.14-acre land parcel to its portfolio. The proposed project carries an estimated Gross Development Value (GDV) of ₹5,600 crore and around 2.8 million sq ft of saleable space. Its scale adds pressure on the city’s transport, drainage, water and social infrastructure as housing expands along the Dwarka Expressway.

The land parcel is connected to the Dwarka Expressway, placing the proposed development within one of Gurugram’s most active growth corridors. The expressway has strengthened links between Delhi and western parts of Gurugram, while new commercial and residential activity continues to reshape the area. For the local housing market, the project also signals a deeper push by large national developers into Gurugram. Prestige had earlier entered the city through a 17.212-acre joint development agreement in Sector 92, signed in April, with an estimated development value of ₹4,200 crore and about 3 million sq ft of saleable space. The comparison points to a higher value expectation for the Sector 109 site. However, the projected GDV should not be treated as realised revenue. Final pricing, construction costs, approvals, sales velocity and market conditions will determine the project’s eventual financial performance.

The next important checkpoint for buyers and the wider neighbourhood will be RERA registration. Before homes can be marketed and sold under the applicable regulatory framework, project-level approvals and disclosures need to be completed. RERA documentation can also give prospective buyers clearer information on sanctioned plans, timelines, project details and other obligations. The expansion comes as Prestige’s residential sales have moderated from an unusually strong previous-year base. The developer reported Q1 FY27 pre-sales of ₹6,579.3 crore, down 45.7% year-on-year, while NCR contributed 7% of quarterly sales.

For Gurgaon, the larger question extends beyond the project’s financial value. A development of this size will add thousands of potential residents and increase demand for reliable water supply, sewage capacity, road access, public transport and everyday services. Urban planners increasingly view these systems as essential to whether fast-growing corridors remain liveable. The Prestige Estates Gurgaon project therefore needs to be assessed not only through its ₹5,600 crore development potential, but also through how effectively new housing is matched with civic infrastructure. RERA registration, construction approvals and infrastructure capacity will be the key milestones to watch as Sector 109 develops further.
