Gurugram Senior Living Market Enters New Growth Phase

India’s senior housing market is moving towards a more urban, premium model, with Gurugram emerging as an important location for luxury senior living. The shift reflects changing retirement preferences, rising longevity and demand for homes that combine healthcare, security and social infrastructure. It also signals a broader change in how Indian cities may need to plan housing for an ageing population.

The organised senior housing market reached about 25,050 units by June 2026, recording a 14.2% compound annual growth rate since 2024. The expansion suggests that senior living is moving beyond a small group of dedicated retirement destinations and towards mainstream urban real estate.  For developers, the emerging senior living market is not limited to residential units. New projects are increasingly being planned around healthcare access, wellness, recreation, community spaces, security and hospitality-style services. This changes the infrastructure requirements of such developments and raises the importance of proximity to hospitals, public transport and everyday services.

Demographic change is central to the trend. India’s population aged 60 and above is expected to increase substantially, while many older residents continue to work as consultants, educators, entrepreneurs, mentors and investors. That creates demand for housing that supports independence and active lifestyles rather than separating older residents from mainstream urban life. Gurugram is gaining attention because its urban profile matches several requirements of the senior living market. The city has a large affluent population, established healthcare facilities, strong links with Delhi-NCR and sizeable development parcels. Returning non-resident Indians and high-income households also form part of the potential customer base. The city’s development model, however, brings questions beyond market potential. Large senior communities need reliable water, power, drainage, accessible streets and public transport, while healthcare and emergency access must remain practical for residents. If these projects develop as isolated private enclaves, they could reinforce the wider urban divide rather than address ageing as a city-wide planning issue.

The sector is also attracting established developers. A proposed luxury senior living project in Gurugram is expected to have sales potential of around ₹2,000 crore, while other developers have already entered the market through different housing and care formats. Industry projections vary significantly by methodology and market definition. One estimate places India’s senior living market at $3.55 billion in 2025 and projects $14.14 billion by 2031. Another sector assessment cited in the source places the potential market at $10.1 billion by 2030. As the senior living market expands, the next test will be whether new projects can combine premium housing with accessible urban services, healthcare and climate-resilient infrastructure. For ageing cities, that could matter as much as the size of the property opportunity.
