India Housing Sales Ease Amid Uneven Urban Demand

Residential housing activity across nine major Indian urban markets weakened in the July-September quarter, with sales falling 6% year-on-year to 1,03,170 homes. The slowdown coincided with lower new supply and uneven performance across cities, highlighting a more selective housing market as buyers and developers respond to affordability, economic uncertainty and seasonal conditions. 

Fresh housing additions also moderated, declining to 98,165 units from 1,00,330 units a year earlier. The data covers primary residential markets in Mumbai, Navi Mumbai, Thane, Delhi-NCR, Bengaluru, Hyderabad, Chennai, Pune and Kolkata.  The numbers point to a market that is cooling rather than moving uniformly lower. Bengaluru remained broadly stable, with sales increasing 1% to 17,340 units, while Hyderabad recorded an 11% rise to 15,470 units. Navi Mumbai also expanded, with sales climbing 12% to 9,810 units.  Elsewhere, the correction was sharper. Pune sales fell 16% to 17,860 units, while Chennai and Kolkata each declined 17%, to 4,680 and 3,860 units respectively. Thane recorded an 11% drop, Mumbai fell 8%, and Delhi-NCR declined 12%. 

For cities, the implications extend beyond transaction volumes. Housing demand affects construction activity, employment, municipal revenues and the pace at which new roads, water networks, drainage systems, public transport and other urban services are required. A slower market can reduce immediate pressure on infrastructure, but prolonged weakness could also affect construction-linked jobs and local economic activity. The supply response is equally important. Recent market data indicates developers have become more cautious about adding inventory, with new supply falling more sharply than sales on a quarter-on-quarter basis. This can help prevent excessive unsold stock, but it also raises questions about whether future housing production will match demand across different income groups and locations. 

The July-September period is also traditionally affected by monsoon-related disruption, while housing activity often strengthens during the October-December festive period. However, the next quarter will show whether the current softness is primarily seasonal or reflects a broader shift in household purchasing capacity and market sentiment.  For urban planners and policymakers, the changing pattern makes city-level monitoring increasingly important. Future housing growth will need to remain connected to affordable access, reliable infrastructure and climate-resilient urban services rather than being measured only through sales and project launches.
