India Logistics Boom Tests Warehousing Supply Balance

India’s industrial and logistics real estate market has opened 2026 on a strong note, with warehousing demand reaching its highest first-quarter level in four years. Leasing activity touched nearly 11 million square feet across major cities, reflecting a sharp annual increase and signalling renewed momentum in manufacturing and distribution networks. The trend carries wider implications for urban infrastructure, land use, and the evolving spatial needs of India’s fast-growing consumption economy.

The bulk of activity was concentrated in large logistics hubs such as Delhi NCR and Chennai, while southern markets like Bengaluru and Hyderabad recorded significant acceleration. This surge in India warehousing demand is closely linked to the expansion of third-party logistics providers, which continue to consolidate fragmented supply chains into more efficient, technology-driven systems. Industry observers note that logistics operators alone accounted for roughly one-third of total leasing, underlining their central role in reshaping how goods move across urban and regional corridors.E-commerce and automobile sectors also contributed substantially, reflecting changing consumption patterns and industrial recovery. The rapid growth of online retail, in particular, has intensified the need for faster delivery networks.

This has triggered a shift away from traditional large-scale warehouses on city outskirts towards smaller, decentralised fulfilment centres embedded within urban areas. Such facilities, often referred to as dark stores, are increasingly essential for meeting the expectations of quick commerce, where delivery timelines are measured in minutes rather than days.Urban planners highlight that this transformation presents both opportunity and strain. While India warehousing demand is boosting investment and job creation, it also raises questions around land availability, congestion, and environmental sustainability. The proliferation of logistics hubs within city limits could add pressure on already stretched urban infrastructure unless integrated planning frameworks are adopted. Experts suggest that zoning reforms and multimodal transport integration will be critical to ensure that logistics growth aligns with climate-sensitive urban development goals.

Policy support has played a key role in sustaining momentum. Manufacturing-led demand, supported by national initiatives aimed at boosting domestic production, has driven nearly half of total leasing in recent periods. At the same time, the National Logistics Policy seeks to reduce the cost of moving goods across the country, which remains significantly higher than global benchmarks. If implemented effectively, such measures could improve efficiency while lowering emissions linked to freight movement.Despite strong occupier activity, developers are proceeding cautiously. Rising land prices, global economic uncertainties, and higher borrowing costs have slowed the pace of new supply. This mismatch between robust demand and restrained construction could tighten availability in the near term, potentially pushing up rentals and altering market dynamics. Looking ahead, sustained growth in India warehousing demand is expected as consumption deepens beyond metropolitan centres into smaller cities. However, the long-term trajectory will depend on how effectively infrastructure, policy, and sustainability considerations are aligned to support a more balanced and resilient logistics ecosystem.
