India Office Real Estate Tests Urban Infrastructure Capacity

India’s major office markets are expanding rapidly, but the surge in new buildings is beginning to test the balance between commercial demand and available space. Eight cities recorded 22.7 million square feet (MSF) of new office completions in the third quarter of 2026, while nationwide vacancy rose for the first time in three years. The figures raise fresh questions about how cities can accommodate business growth without increasing pressure on transport, energy and public infrastructure.

Net absorption, which measures the change in occupied office space, reached 14.1 MSF during the July–September quarter, up 26% from the previous quarter but down 18% year-on-year. Hyderabad led with 4.1 MSF, followed by Bengaluru at approximately 4 MSF. Together, the cities accounted for nearly 58% of quarterly absorption, underlining the growing concentration of commercial activity in southern India. Gross leasing volume reached 21.9 MSF, a 3% quarterly increase. Bengaluru led with 5.2 MSF, followed by Hyderabad at 4.2 MSF, Mumbai at 3.9 MSF and Delhi NCR at 3.8 MSF. Gross leasing includes new agreements, qualifying renewals and advance commitments, so it captures broader market activity than net absorption alone. For the first nine months of 2026, leasing totalled 64.6 MSF, the highest recorded for this period. Global Capability Centres (GCCs), which handle functions such as technology, finance and research for multinational businesses, accounted for 9.1 MSF during the quarter, or 42% of leasing. Their year-to-date contribution reached 25.3 MSF.

Banking, financial services and insurance (BFSI) became the largest sectoral demand driver, accounting for 24% of quarterly leasing. Information technology and business process management contributed 22%. Engineering and manufacturing also recorded their strongest year-to-date leasing performance, suggesting that office demand is gradually diversifying beyond conventional technology occupiers. New completions nearly doubled from the previous quarter. Bengaluru supplied 43% of the additions, while Hyderabad contributed 38%. Across the eight cities, year-to-date completions reached 43.3 MSF, equivalent to 82% of the entire supply added during 2025. The expansion has altered vacancy trends. The national office vacancy rate increased by 63 basis points to 14.37%, ending twelve consecutive quarters of decline. Meanwhile, average rents rose 2% quarter-on-quarter, indicating that demand for well-located, high-quality offices remains firm despite the larger pool of available space.

For developers and investors, the next challenge is matching new supply with durable occupier demand. For cities, the implications extend beyond commercial property performance. Large office districts require reliable public transport, adequate water and power, effective drainage and accessible streets to serve workers without worsening congestion or emissions. Flexible workspace operators leased 3.5 MSF during the quarter, taking their year-to-date total to a record 11.9 MSF. Advance leasing commitments also gained ground as businesses sought to secure space before buildings were completed. The outlook will depend not only on leasing volumes but also on the quality and location of new developments. Better public transport connections, energy-efficient buildings and infrastructure planned alongside construction can help ensure that India’s expanding office real estate market supports productive employment while improving urban liveability.
