India Property Prices Reshape Home Loan Demand

India: Rising property prices are pushing Indian homebuyers towards larger loans, changing how affordability is measured across the residential market. The shift is particularly visible in major cities, where higher property values mean buyers may need substantially more borrowing to purchase homes similar to those they could have considered a few years ago. Recent lending data also shows that housing finance remains a major source of demand in the property market. (Outlook Money)

State Bank of India’s average home-loan ticket size has increased to about ₹51 lakh from roughly ₹35–40 lakh two years earlier, according to comments by its chairman in May 2026. The figure relates to SBI’s customers and should not be treated as a nationwide average. SBI has also said its housing finance portfolio grew strongly during FY2025-26. The change in home loan sizes reflects several forces. Property prices have increased in many urban markets, while construction costs and demand for larger homes have also influenced the value of new housing. Industry data suggests that larger-ticket borrowing is becoming more prominent, particularly in metropolitan and Tier-I markets. However, larger loans do not automatically mean that buyers are purchasing more expensive lifestyles. In some cases, borrowers may simply need more financing to buy a comparable home in a market where prices have moved higher. This distinction is important when assessing whether housing is becoming more or less affordable.

The affordability picture also differs sharply between cities. Knight Frank’s H1 2026 affordability analysis found that the Mumbai Metropolitan Region required a significantly higher share of household income for home-loan repayments than most other major markets. At the same time, six of the eight cities tracked remained below the 50% EMI-to-income threshold. Income growth provides another part of the picture. CBRE expects housing affordability in India’s leading cities to stabilise between 2026 and 2028 as household income growth is projected to outpace property price appreciation. This suggests that the impact of rising prices will vary according to local income levels, employment conditions and financing costs. For lenders, rising home loan sizes also change the way repayment capacity is assessed. Borrowers’ income, existing obligations, credit history, down payment and loan tenure all influence how much debt they can reasonably service. A larger sanctioned amount does not necessarily translate into comfortable ownership costs.

The shift has wider implications for urban housing. If prices continue to rise faster than incomes in particular locations, households may look towards peripheral areas or smaller homes. That can increase commuting distances and place additional pressure on transport infrastructure. For cities, the issue is therefore not simply how many homes are being built. Housing supply needs to remain connected to employment, public transport and essential services. Home loan sizes may continue to rise as the market changes, but sustainable housing growth will depend on whether household incomes and urban infrastructure can keep pace with property costs.
