India Real Estate Capital Needs Rise Amid Urban Growth

India’s real estate sector is entering a capital-intensive decade, with an estimated requirement of nearly Rs 50 lakh crore through 2036 as the market moves towards a projected $1 trillion valuation by 2030. The scale of funding needed highlights a wider challenge for Indian cities: growth will have to keep pace with housing demand, infrastructure capacity and the quality of urban services.

The latest sector assessment from Brickwork Ratings indicates that real estate revenue growth could recover to 5.5% in FY27 after an expected 0.2% contraction in FY26. Residential demand remains a key support, with sales across major cities rising 31% year-on-year in FY25. Luxury housing has also recorded price gains of around 10-12%, helping strengthen developers’ margins. However, the expansion is not evenly distributed across the housing market. Rising construction costs, fluctuating property prices and a stronger focus on premium developments could leave affordability under pressure. For rapidly growing cities, the issue is not only how much housing gets built, but whether new supply is connected to public transport, water networks, sanitation, energy systems and employment centres. The growing capital requirement also puts greater importance on regulatory transparency. The Real Estate (Regulation and Development) Act, 2016 requires qualifying projects to be registered and was designed to improve accountability and protect homebuyers. Public access to project information and stronger financial discipline can become increasingly important as larger volumes of institutional capital enter the market.

Financial conditions remain relatively resilient among larger developers. Lower leverage, advance collections, private equity participation and Real Estate Investment Trusts are helping reduce dependence on conventional debt. Operating margins are expected to rise from 30.1% in FY25 to 32% in FY26 and about 33.3% in FY27, partly as inventories are cleared and higher-margin commercial assets gain importance. Yet unsold housing remains a warning sign. Mumbai and Pune have residential inventory equivalent to more than 30 months of sales, increasing the risk of delayed launches and tighter project cash flows. Higher borrowing costs could add another layer of refinancing pressure.

The next phase of India real estate growth will therefore depend on where capital is deployed as much as how much is raised. Residential development is expected to absorb the largest share, while offices, warehousing and data centres will continue competing for institutional funds. For cities, the measure of this expansion will ultimately extend beyond property values. New investment will need to translate into homes, infrastructure and urban systems that can support growing populations without deepening congestion, resource stress or environmental risks.
