India Real Estate Growth Reshapes Urban Markets

India’s property market is moving towards a more integrated model of urban development, with residential, retail, commercial and hospitality projects increasingly shaped by connectivity, infrastructure and changing consumer needs. The evolution of the MGF Group, which moved from financial services into property development and later partnered with Dubai-based Emaar Properties, offers a window into how India’s expanding cities have changed the demands placed on real estate businesses.

The group traces its origins to 1930, when it operated in automobile finance. Its real-estate business began operations in the late 1990s, marking a shift towards property development as urbanisation accelerated across major Indian markets. MGF’s portfolio subsequently expanded across residential, commercial, retail and hospitality segments.Retail became an important part of that expansion. Projects developed in Delhi, Gurugram and Jaipur reflected a period when shopping centres were becoming more than conventional retail premises. Their proximity to transport links and their combination of shops, food, entertainment and other services mirrored the growing importance of accessibility and mixed-use urban activity.That shift also illustrates a broader change in Indian real estate. Property development is increasingly tied to the quality of the surrounding urban environment. Roads, public transport, drainage, utilities, open spaces and access to everyday services can determine whether a development functions effectively over decades rather than simply at the point of sale.

The 2005 joint venture between MGF Developments and Emaar Properties marked another significant stage in the group’s expansion. The partnership became one of the prominent foreign-investment ventures in Indian real estate during a period when international capital was entering the country’s property market. The venture was subsequently restructured, with the partners moving towards separation in 2016.MGF says its development activity has included more than five million square feet of retail space. Its own project records also show developments connected to metro access and established transport corridors, highlighting how location and connectivity have remained central to commercial property economics.For cities, however, scale alone is becoming a less useful measure of development. Rising demand for energy efficiency, reliable infrastructure, climate resilience and accessible public services is changing what residents and buyers expect from new neighbourhoods.

India’s next phase of real estate growth will therefore depend not only on construction volumes, but on how effectively private development fits into wider urban systems. For citizens, the lasting value of a project will increasingly be determined by whether it supports efficient mobility, resilient infrastructure, liveable neighbourhoods and responsible use of land and resources.
