India Senior Living Demand Reshapes Housing Market

India’s senior living market is moving beyond the traditional model of selling age-specific homes, as ageing demographics and changing household structures increase demand for housing linked with healthcare, wellness and everyday support. A new 2026 report from Colliers India and Primus Senior Living indicates that the sector is increasingly being shaped by operating services rather than construction alone. 

The shift comes as India’s population aged 60 and above is projected to rise substantially over the coming decades. The 2026 report estimates that the elderly population could increase from around 149 million in 2022 to 347 million by 2050, taking its share of the population from about 10.5% to 20.8%. This demographic change is creating a larger role for senior living within India’s real estate market. The requirement is no longer limited to independent housing. Healthcare access, emergency response, nutrition, trained caregivers and community programmes are becoming important parts of the residential proposition. The market’s supply gap remains significant. Colliers estimated in August 2026 that organised senior-living inventory stood at about 25,000 units, against demand of roughly 20–22 lakh units. Demand could reach nearly 30 lakh units by 2030, while organised supply may rise to around one lakh units, taking penetration to approximately 4%.

Location will also determine whether new projects can operate effectively. Senior housing requires access to hospitals, specialist healthcare and trained care workers, making connectivity to established urban services more important than simply acquiring cheaper land on city outskirts. This could encourage developers to consider well-connected urban and Tier-II locations rather than treating senior housing as a peripheral real estate product. The geography of demand is also changing. Earlier industry research found strong interest in Tier-II cities and spiritual destinations, while the latest outlook points towards a broader expansion across Tier-I, Tier-II and Tier-III markets. This creates an opportunity to develop different models suited to local incomes, healthcare infrastructure and community needs. For developers, the economics therefore extend beyond construction and sales. Service standards, transparent contracts, healthcare partnerships, staffing and long-term operations will influence the performance of these communities. The sector is also seeing proposed models such as subscription-based services, deferred ownership and refundable deposits aimed at lowering entry barriers.

The expansion of senior living also has wider urban implications. As Indian cities age, housing will increasingly need to accommodate accessibility, independent mobility, healthcare access and social interaction alongside conventional requirements such as location and amenities. The next phase of the market will depend on whether developers can combine residential infrastructure with reliable services. For Indian cities, that could make senior housing part of a broader shift towards more inclusive and age-responsive urban development rather than simply another residential property segment.
