Lodha Developers Targets New Homes Across NCR

Lodha Developers is preparing a sizeable residential development pipeline for FY2026-27, spanning the Mumbai Metropolitan Region, Delhi-NCR, Pune and Bengaluru. The company is targeting ₹24,000 crore in residential sales bookings this financial year, making the planned supply relevant not only to property markets but also to transport, water, energy and other urban services that must support new housing.

The company’s latest investor presentation indicates that more than 20 residential projects and phases, covering about 15.6 million sq ft, are planned for launch during FY2026-27. The pipeline has an estimated gross development value of about ₹24,060 crore. The planned expansion includes seven new projects and 14 phases of existing developments, according to reporting based on the company’s guidance. The mix is significant because new construction across several metropolitan markets can increase pressure on roads, public transport, drainage, water networks and social infrastructure. For residents, the quality and timing of these supporting systems can matter as much as the housing supply itself. Delhi-NCR is an important part of the strategy. Lodha has been building its presence in the region through joint-development agreements, including two projects with a combined development potential of about 1.1 million sq ft.

The company had identified NCR as a major residential market while establishing a local operating team. The ₹24,000 crore sales target also needs to be viewed separately from the value of projects entering the market. Sales bookings represent homes sold during the year, while gross development value is an estimate of the potential value of development. Lodha reported ₹20,530 crore in sales bookings in FY2025-26, up 16% from the previous year, setting a higher base for the current target. For buyers, RERA registration will remain a key checkpoint before purchasing in any applicable project. Project-specific registration, sanctioned plans, completion timelines, carpet-area disclosures and other statutory information should be verified on the relevant state RERA portal rather than relying solely on launch announcements.

The expansion also raises a wider urban question: whether housing growth is being matched by adequate civic capacity. As projects move from planning to construction, local authorities and developers will need to coordinate on mobility, water efficiency, waste management, green cover and climate-resilient infrastructure. With housing demand still supporting growth in major urban markets, Lodha’s pipeline signals continued construction activity. The next measure of success will be whether new homes are delivered alongside the infrastructure and public services needed to make expanding neighbourhoods liveable and resilient.
