Mumbai Builds World’s Largest Sustainable Managed Office Campus With Smartworks-Hiranandani Collaboration

Mumbai is set to become home to the world’s largest managed office campus as Smartworks Coworking Spaces Limited partners with the Hiranandani Group to create Eastbridge, a next-generation commercial development in Vikhroli (West). The project marks a global milestone in the evolution of managed office spaces, combining scale, sustainability, and design-led functionality.

Spread across 815,000 sq ft, Eastbridge represents a collaboration between Smartworks  India’s largest managed office platform  and Regalia Office Parks Private Limited, the commercial office arm of the Hiranandani Group. The project underscores India’s growing leadership in large-format commercial real estate, with completion targeted for late 2026.Strategically positioned on LBS Marg, one of Mumbai’s most active business corridors, Eastbridge offers exceptional connectivity through the Central Railway line, the Jogeshwari–Vikhroli Link Road, upcoming metro lines, and a planned flyover linking LBS Marg with the Eastern Express Highway.

According to industry experts, the Eastbridge project signals a shift towards large, sustainable office campuses that integrate employee wellbeing, technology, and environmental responsibility. “The scale of Eastbridge demonstrates how India is reimagining the workspace  from isolated offices to fully integrated, people-first environments,” said a senior real estate consultant.The development aligns with WELL Certified Core and IGBC Gold Green Building standards, ensuring advanced energy efficiency and healthy workplace design. Planned sustainability features include green energy systems, rainwater harvesting, EV charging stations, organic waste converters, and extensive landscaped zones.

Incorporating wellness and community spaces such as meditation zones, jogging tracks, a Miyawaki mini forest, and amphitheatre-style collaboration areas, the campus reflects a human-centric approach to office design. Industry observers believe such developments will set the tone for India’s post-pandemic office future  flexible, community-driven, and environmentally conscious.Smartworks’ leadership  in managed campuses continues to expand, with six major office hubs across India exceeding 500,000 sq ft each. The company’s partnership with Hiranandani is viewed as a long-term step towards developing large-scale, sustainable business ecosystems across urban India.

Analysts note that Mumbai’s transformation into a managed-office powerhouse aligns with global trends favouring hybrid work models and sustainability commitments. “This isn’t just about real estate,” added another expert. “It’s about redefining urban work environments for a generation that values purpose, wellness, and climate responsibility.”As Mumbai continues to evolve into a global commercial hub, projects like Eastbridge highlight how partnerships between developers and workspace operators can drive both economic growth and urban sustainability.
