Godrej Properties and Lodha Developers have collectively secured more than two dozen land parcels this financial year, targeting projects with a combined revenue potential exceeding ₹1 lakh crore an expansion that could reshape supply across metro and emerging city markets.

The scale of these acquisitions reflects a strategic pivot towards building a robust housing pipeline India can sustain over the next decade. Industry experts note that large developers are increasingly favouring a mix of outright land purchases and joint development arrangements, allowing them to expand without locking excessive capital into land banks. Experts highlight the need for integrated planning linking housing growth with public transport, green infrastructure, and social amenities to prevent fragmented urban sprawl. The rise of plotted developments and peripheral townships also underscores the importance of mobility networks and last-mile connectivity. As India’s real estate sector moves towards scale-driven growth, the current land acquisition wave could define how cities expand in the coming years.
