Mumbai Home Registrations Rise Despite Softer Revenues

Mumbai recorded 12,622 property registrations in September 2026, the highest September tally in more than 14 years, with the Ganesh Chaturthi period accounting for 5,379 transactions. The numbers point to sustained housing activity, but a simultaneous decline in monthly stamp-duty revenue suggests that transaction volume alone does not tell the full story of Mumbai’s increasingly segmented property market. 

Data from the Maharashtra Department of Registration and Stamps, analysed by Knight Frank India, show registrations rose 5% year on year from 12,070 in September 2025. The monthly total was also only marginally above August’s 12,580 registrations, indicating that the festive period strengthened an already active market rather than creating a completely new demand cycle.  Ganesh Chaturthi was a major contributor. Between September 14 and 25, Mumbai registered 5,379 properties, 22% more than during the comparable period a year earlier and the strongest festive-period performance in four years. Stamp-duty collections during those 12 days reached ₹640 crore, up 32% year on year. 

Yet the broader revenue picture is more mixed. September generated ₹1,227 crore in stamp duty, down 5% from roughly ₹1,291 crore a year earlier. The contrast between higher registration volumes and lower annual revenue indicates a change in the composition of transactions, with the month’s registrations not necessarily translating into a proportionate rise in property values or state revenue. That distinction matters for understanding Mumbai’s housing market. A rise in registrations can reflect genuine end-user demand, festive purchasing decisions and household moves, but it does not by itself establish that housing has become more affordable. Recent market data also show Mumbai’s premium residential prices continued to rise, with prime home values increasing 6.2% annually in the second quarter of 2026. 

For residents, the more significant question is where this demand is being absorbed. Better transport links and suburban connectivity can widen access to housing, but rapid residential expansion also increases pressure on roads, public transport, drainage, water supply and other urban services. The Mumbai property registrations data therefore signal strong market activity, but not necessarily broad-based housing accessibility. As the festive quarter progresses, attention will need to shift from registration volumes to affordability, infrastructure capacity and whether new housing is being integrated with resilient, well-serviced neighbourhoods.
