Mumbai Luxury Homes Draw Fresh Wealth Into Worli

A ₹110.41 crore residential transaction in Mumbai’s Worli has added another high-value deal to the city’s ultra-luxury housing market, with a family-linked private company acquiring a large apartment at Three Sixty West. The transaction, registered on July 29, highlights how premium residential demand continues to concentrate in established coastal neighbourhoods where limited land, redevelopment and proximity to business districts support exceptionally high property values.

The buyer, Tejal Mercantile Private Limited, is linked to the Parikh family, one of the former promoter families associated with Zandu Pharmaceutical Works. Registration data accessed through property-data platform Zapkey shows that the company acquired the apartment for ₹110.41 crore, including five car parking spaces. The transaction attracted ₹6.62 crore in stamp duty and ₹30,000 in registration charges.

The apartment occupies a higher floor of Three Sixty West and has a RERA carpet area of 7,303 sq ft, including 7,139 sq ft of carpet space and an adjoining 164 sq ft area. The recorded transaction value translates to roughly ₹1.51 lakh per sq ft, placing the property well above typical premium residential rates in much of Mumbai. The project, developed through Oasis Realty, forms part of Worli’s rapidly evolving high-value residential landscape. The development comprises two high-rise towers with four- and five-bedroom residences, duplexes and penthouses. It received its occupation certificate in 2022, meaning the latest transaction concerns an operational residential development rather than an early-stage project. MahaRERA records identify Oasis Realty as the project promoter. The scale of the transaction is also significant when viewed against earlier activity in the project. Multiple high-value purchases have been recorded at Three Sixty West, including corporate and family investment vehicles. The project had already recorded 28 residential units sold with a cumulative sales value of about ₹2,672 crore through FY2024-25, according to Oberoi Realty’s annual report.

For Mumbai, however, the more important question is what this premiumisation means for the wider housing market. Ultra-luxury transactions occupy a narrow segment, but they reinforce land values in strategically located neighbourhoods. Urban planners note that rising values in such areas can accelerate redevelopment while simultaneously widening the gap between high-end housing and homes accessible to ordinary working households. Worli’s future therefore depends not only on how much luxury housing the market can absorb, but also on whether redevelopment delivers better public infrastructure, walkability, mobility, environmental performance and housing diversity. The latest Mumbai luxury homes transaction underlines the strength of premium demand; the larger urban test is ensuring that this investment intensity contributes to a more liveable and resilient neighbourhood for the wider city.
