Mumbai Luxury Housing Market Hits New High

Mumbai: A ₹711 crore agreement to sell an entire residential tower in Juhu has highlighted the scale of Mumbai’s ultra-luxury housing market. Embassy Developments has signed a memorandum of understanding with the chairman and managing director of Angel One for a seven-storey residence at Embassy Terrazza. The deal also points to how limited, large-format homes are becoming a distinct segment within Mumbai’s premium property market. 

The tower has a RERA carpet area of 63,000 sq ft and forms part of a development spread across more than two acres on Juhu Tara Road. Embassy Developments says the project has around 50 residences across five towers and an estimated gross development value of more than ₹3,000 crore. The reported transaction value includes taxes and other transaction-related costs. The scale of the purchase is significant because it involves an entire tower rather than a conventional individual apartment. Based on the stated transaction value and carpet area, the headline value works out to more than ₹1.1 lakh per sq ft. However, the company’s reported ₹711 crore figure includes transaction costs, so it should not be treated as a simple per-square-foot market rate. The transaction comes as Juhu luxury housing continues to attract demand from high-net-worth buyers. Mumbai’s wider luxury residential market recorded ₹18,512 crore in transactions for homes priced at ₹10 crore and above during the first half of 2026. The period saw 957 such transactions, compared with 761 in the same period a year earlier.

The data also shows that Mumbai’s luxury market is not being driven only by isolated trophy purchases. Rising transaction volumes suggest a broader concentration of demand at the upper end, although the market remains highly segmented by location, project quality and property size. Juhu’s appeal is closely linked to its established residential character and access to Mumbai’s western employment and lifestyle districts. Yet the growing price of land and housing in such locations also raises questions about the wider distribution of residential opportunities across the city. For Mumbai, the expansion of ultra-premium housing sits alongside a continuing need for homes that are accessible to a much broader range of households. Large transactions can signal strong capital flows into real estate, but they do not by themselves address the city’s wider housing requirements.

The Juhu transaction therefore offers a snapshot of two parallel trends: increasing demand for scarce, high-value residences and a city where land remains under intense pressure. How Mumbai balances premium development with diverse and well-connected housing will remain central to its next phase of urban growth.
