Mumbai Office Demand Set For Double Digit Growth

Mumbai’s office market is entering a period of expected expansion, with demand projected to grow at a compound annual growth rate of 12% to 15% between 2027 and 2030. The forecast comes as businesses increasingly look beyond traditional commercial districts and as transport upgrades reshape the geography of the Mumbai Metropolitan Region. The shift could redistribute employment and development across a wider network of suburban business locations. 

The city recorded average annual office leasing of about 11.8 million sq ft between 2022 and 2026. Mumbai accounted for roughly 16% of India’s office inventory in the first half of 2026, while its total office stock is projected to reach 1.3 times its current level by 2030. Banking, financial services and insurance, technology companies and flexible workspace operators are expected to support the next phase of demand. The expansion is also changing where companies locate their workplaces. Better metro connections, road infrastructure and airport access are strengthening suburban and peripheral markets. Eastern locations such as Chembur, Ghatkopar and Vikhroli are seeing greater commercial interest, while the extended western corridor is also emerging as businesses assess space closer to residential catchments. This decentralisation has an important urban dimension. A greater distribution of offices can reduce the concentration of daily travel towards a small number of established business districts. However, that benefit depends on whether new commercial centres are supported by reliable public transport, pedestrian infrastructure, housing and essential services.

The quality of workplaces is becoming another part of the equation. Companies are increasingly assessing buildings through factors such as energy performance, indoor air quality, technology infrastructure and employee amenities. CBRE’s latest outlook notes that occupier demand remains strong nationally, supported by continued GCC expansion and changing workplace strategies. Mumbai’s wider property market is also expected to grow across several segments. Retail demand is projected to rise by 14% to 17% annually through 2030, while residential sales and industrial and logistics demand are expected to expand by 6% to 8% and 5% to 8%, respectively. Data-centre capacity is also projected to increase substantially as digital infrastructure requirements grow. That combination could reinforce a more polycentric MMR, where employment, housing, retail and logistics activity develops across multiple connected nodes rather than remaining concentrated in the traditional city core.

For Mumbai, the challenge will be matching commercial growth with urban capacity. New offices can create jobs and economic activity, but the benefits will depend on whether infrastructure, affordable housing, public transport and climate-resilient services expand alongside them. The next four years could therefore test not only the market’s ability to absorb new office space, but the region’s ability to support a larger and more distributed workforce.
