Mumbai Secures B S Sharma Brookfield Partnership For Asia Largest GCC Project

Mumbai is set to host Asia’s largest Global Capability Center (GCC) following a strategic partnership between Brookfield Asset Management Ltd. and industrial leader B. S. Sharma. Spanning six acres in Powai, the development will deliver 2 million square feet of lettable space for a marquee multinational bank under a 20-year lease, reflecting robust confidence in the city’s commercial real estate and corporate services ecosystem. Scheduled for completion by 2029, the project is expected to attract investments exceeding USD 1 billion while generating over 30,000 skilled jobs.

Industry experts highlight the development as a landmark in Mumbai’s urban economy, signalling the city’s continuing rise as a preferred destination for large-scale corporate infrastructure. “The scale and design of this GCC not only meet global corporate requirements but also integrate sustainability principles critical to modern urban planning,” an official involved in the project said. Designed to operate entirely on 100% green power, the Powai GCC exemplifies environmentally responsible commercial development at scale. The project aligns with India’s broader net-zero and climate-resilient objectives, setting benchmarks for sustainable high-rise workplaces while promoting energy-efficient practices within the financial and technology sectors.

S. Sharma, chairman of Supreme Infrastructure India Limited, brings decades of experience in infrastructure, roads, bridges, and commercial real estate development. His leadership has guided marquee projects across India, earning recognition such as the Udyog Ratna Award. According to a senior executive at the company, “This partnership underscores strategic foresight, combining long-term economic impact with environmentally sustainable operations to benefit both the city and its workforce.” The initiative is expected to reinforce Mumbai’s position as a leading financial and services hub in Asia. Beyond its commercial impact, the GCC will create a high-quality talent ecosystem, attracting skilled professionals and fostering innovation. Analysts suggest the project could catalyse ancillary development in surrounding neighbourhoods, enhancing infrastructure, retail, and housing in the Powai region.

The Brookfield–Sharma collaboration highlights a new era of future-ready, sustainable urban projects in India.
