Mumbai singer Sonu Nigam leases commercial unit for Rs 19 lakh monthly rent

A commercial unit in Mumbai’s Santacruz East has been leased for an initial monthly rental of Rs 19 lakh, reflecting the steady resurgence of office demand across the city’s well-connected business corridors. The agreement, registered in December 2025, outlines a five-year tenure with structured annual escalations, signalling continued confidence in central suburban commercial markets that sit close to strategic employment hubs.

Documents reviewed by property analysts show the 4,257 sq ft space in the Trade Centre at the Bandra Kurla Complex (BKC) precinct comes with a Rs 90 lakh security deposit, alongside statutory charges including stamp duty of Rs 3.27 lakh. The rent is set to climb from Rs 19 lakh in the first year to Rs 20 lakh in the second, with subsequent annual increases of 5 per cent. Over the full lease period, the cumulative outflow is estimated at about Rs 12.62 crore. According to a senior real estate consultant, the structured escalation model has become typical of Mumbai’s Grade A commercial market, where hybrid work patterns have not dampened long-term leasing decisions. “Corporates are now seeking well-connected, energy-efficient buildings that reduce operational costs and improve employee mobility. Locations around BKC remain highly preferred,” the consultant noted.

Santacruz East has emerged as a strong beneficiary of this shift. With immediate connectivity to the Western Express Highway, suburban rail links, the expanding metro network, and the international airport, the neighbourhood offers accessibility that reduces commute times and widens job catchments. Urban planners highlight that such transit-rich districts play a crucial role in building equitable and lower-carbon cities by nudging companies toward locations that reduce dependency on private vehicles. Industry experts also point to the area’s proximity to BKC, Kalina, Andheri, and Vile Parle zones driving much of Mumbai’s services-led economic activity as a major draw for occupiers. “Commercial leases in these pockets increasingly prioritise inclusive design, smart energy use, and flexible layouts that can support diverse workforces,” said an office market strategist. The Trade Centre asset, they added, benefits from being part of a cluster where developers are gradually adopting sustainability-linked refurbishments. While celebrity-linked real estate deals often capture public attention, sector analysts argue that the more significant trend is the widening tenant base choosing central suburban nodes over traditional south Mumbai districts.

This shift, they say, is a marker of Mumbai’s gradual rebalancing where growth is being distributed across multiple hubs rather than concentrated in older business precincts. As Mumbai’s commercial market stabilises, stakeholders believe the next challenge lies in strengthening last-mile connectivity and ensuring that high-demand office corridors evolve with inclusive planning standards. For a city aiming for lower emissions and broader economic participation, leasing activity in well-serviced districts like Santacruz East underscores how market forces and sustainable urban development can align.
