NCR Housing Prices Climb Amid Slower Home Sales

Residential markets across the National Capital Region are entering a more uneven phase, with average home prices rising 12% annually in July-September even as sales slipped and new launches contracted. The divergence points to a market increasingly shaped by expensive homes, limited new supply and infrastructure-led location premiums, raising questions about affordability and the quality of future urban expansion.

NCR recorded about 13,765 housing sales during the third quarter, 1% below the year-earlier period but 3% above the preceding quarter. Across India’s seven major markets, sales rose 3% year-on-year to roughly 100,220 units. NCR housing prices, however, increased at more than twice the pace of the overall market, where average prices grew 7%. The supply pattern offers a clearer explanation for the price movement. Developers added around 10,900 homes in NCR during the quarter, a 14% annual decline. More than a third of those launches were in homes priced above ₹2.5 crore. That concentration suggests that new construction is being directed towards higher-value demand rather than expanding the availability of comparatively affordable housing.

For households, the distinction matters. Rising headline prices do not necessarily mean broad-based demand is accelerating. When sales remain broadly flat while prices rise, affordability can become more restrictive, particularly for first-time buyers and middle-income households. Higher borrowing, land and construction costs can further influence the type and location of homes that developers choose to build. The shift also has an urban-planning dimension. Premium housing tends to concentrate in corridors with stronger road, metro, commercial and social infrastructure. As these locations command higher prices, infrastructure investment can become increasingly tied to high-value development rather than wider access to housing. NCR housing prices therefore need to be viewed alongside commuting costs, public transport capacity, drainage, water supply and access to everyday services.

Across the seven cities, available housing inventory increased 12% year-on-year to about 6.31 lakh units by the end of September. Yet supply was uneven: while NCR launches declined, Mumbai Metropolitan Region, Hyderabad and Bengaluru recorded substantial annual increases. The festive period could support transactions, but buyers are also confronting higher entry prices and a market where premium projects occupy a growing share of new supply. For NCR’s next phase of growth, the key measure will not only be how quickly prices rise, but whether new housing is matched by reliable mobility, climate resilience, basic services and a broader range of attainable homes.
