Piramal Realty Expands Thane Residential Development

A fresh phase of residential development has been introduced in Thane as developers continue expanding integrated township projects to meet sustained housing demand across the Mumbai Metropolitan Region. The latest addition reflects growing confidence in suburban housing markets while underscoring the importance of balanced infrastructure, mobility and environmental planning as urban communities continue to expand beyond Mumbai’s traditional core.

Piramal Realty has unveiled the second phase of its township development at Vaikunth in Thane, with an estimated gross development value of approximately ₹4,700 crore. The expansion forms part of a broader strategy to increase residential inventory in one of the Mumbai Metropolitan Region’s fastest-growing housing markets, where improved transport connectivity and evolving social infrastructure continue to influence homebuyer preferences. The latest Thane township project arrives at a time when the city’s residential market is benefiting from major public infrastructure investments, including metro rail expansion, road upgrades and improved regional connectivity. These projects have enhanced accessibility to employment centres across Mumbai, encouraging more households to consider suburban locations offering larger living spaces and integrated community amenities.

Urban development specialists note that integrated townships are increasingly being viewed as long-term urban planning models rather than standalone housing projects. By combining residential buildings with open spaces, educational facilities, retail services and recreational infrastructure, such developments can reduce dependence on long-distance travel while fostering self-sustaining neighbourhoods.
