Pune MHADA Lottery RERA Check Before Buying Homes

Pune’s latest MHADA housing lottery has put 4,462 homes on the market across Pune and Pimpri-Chinchwad, with advertised prices beginning at about ₹11.55 lakh and reaching ₹65.50 lakh. The scale of the offering matters beyond affordability: it brings publicly backed housing into fast-growing urban areas where transport, infrastructure, services and regulatory compliance will shape the real value of a home.

The MHADA lottery 2026 includes properties across established neighbourhoods and expanding development corridors. Locations listed for the Pune Municipal Corporation area include Kharadi, Baner, Hadapsar, Pashan, Dhanori, Warje, Mundhwa, Undri and Bavdhan. In Pimpri-Chinchwad, the offering extends across Tathawade, Wakad, Ravet, Punawale, Moshi, Chikhali and other growth areas. At the upper end, Tathawade has 633 two-bedroom homes with carpet areas of roughly 746–763 sq ft. Prices range from ₹64.50 lakh to ₹65.50 lakh, with an earnest money deposit of ₹75,000. At the lower end, 111 one-bedroom homes at Life Republic Township on Marunji Road are priced between ₹11.55 lakh and ₹12.55 lakh, with carpet areas of around 297–302 sq ft.

For buyers, however, the headline price should not be the only filter. MHADA lottery 2026 applicants should examine the specific scheme advertisement, sanctioned plans, possession status, charges and applicable regulatory records before committing funds. RERA registration and project disclosures are particularly relevant for buyers assessing construction status, approvals and delivery-related information. The income thresholds also define who can participate. The current lottery covers Economically Weaker Section and Low Income Group housing, with annual family-income limits of up to ₹6 lakh and ₹9 lakh respectively. The application window opened on August 24 and runs until September 15, while the computerised draw is scheduled for October 13.

The spread of homes across peripheral and established locations also raises a wider urban question. Affordability is meaningful only when homes are connected to employment, public transport, schools, healthcare, water supply and other essential services. As Pune expands towards corridors such as Tathawade and Punawale, infrastructure capacity and climate resilience will increasingly influence household costs and quality of life. MHADA’s official Pune Board records also show continuing activity in Tathawade, underlining the area’s importance within the city’s housing expansion. For applicants, the next priority is therefore due diligence rather than simply winning a draw. A genuinely affordable home must remain financially manageable, legally transparent and well connected to the city around it.
