Pune Real Estate Sees Stronger Urban Demand

Pune’s property market strengthened across both commercial and residential segments in the first half of 2026, with office leasing reaching a record half year level while new housing supply rose 17% year on year. The parallel growth points to an employment led expansion of the city, but also raises questions about infrastructure capacity, affordability and whether new development is keeping pace with Pune’s changing urban geography.

Office leasing reached 6.6 million sq ft during January-June, a 29% annual increase, according to market data. Global Capability Centres, flexible workspace operators and technology-led occupiers were among the main sources of demand. Larger transactions and continued preference for Grade A buildings also supported the market.The office surge matters because commercial demand increasingly shapes where people live, travel and spend their time. Employment clusters in western and eastern Pune are strengthening the connection between workplace expansion and housing development.Areas around Hinjewadi, Wakad, Baner, Kharadi and Hadapsar remain central to this pattern, supported by employment hubs and improving connectivity.The residential market recorded 24,890 sales during the same period, up 2% from a year earlier.

Developers, however, brought 31,116 new homes to the market, a 17% increase. The gap between sales and launches contributed to unsold inventory rising 19% to 57,879 units, although an estimated 4.5 quarters of available supply suggests that the market has not yet entered an excessive-inventory phase.Price movement adds another layer. Pune’s average residential price increased 5% annually to ₹10,063 per sq ft. At the same time, the lower-priced end of the market weakened, while higher-value housing recorded much stronger growth. The data suggests that headline residential growth does not necessarily translate into broader affordability for households seeking entry-level homes.That distinction is important for the city’s future. Employment growth can generate stronger incomes and attract investment, but rising land and housing costs can push workers farther from employment centres. Longer commutes then increase pressure on roads, public transport, household budgets and emissions.

The office market itself is also becoming more sustainability-focused. Across India, green-certified buildings accounted for about 76% of new office completions in Q2 2026, while 73% of leasing activity was concentrated in green-certified assets. Pune’s next phase of commercial development will therefore be judged not only by the amount of space delivered, but also by energy efficiency, public transport access and resilience.For Pune, the challenge is to convert employment-led real estate momentum into better-connected, more inclusive urban growth. Pune office leasing can support wider economic activity, but housing supply, transport infrastructure and affordability must evolve alongside it. The durability of Pune office leasing growth will ultimately depend on whether the city can accommodate more jobs without making everyday urban life more expensive and carbon-intensive.
