Environmental researchers additionally warn that rapid urbanisation in eastern suburbs could heighten climate vulnerability if sustainable planning measures are not prioritised. Reduced green cover, increased concretisation and pressure on natural drainage channels have contributed to rising flood risks and urban heat stress across parts of the metropolitan region. Experts suggest that future housing developments should incorporate climate-resilient design, water recycling systems and energy-efficient infrastructure to reduce environmental pressure.

Real estate consultants tracking Mumbai’s suburban housing market believe Mulund is likely to remain a key investment hotspot due to improving connectivity and evolving urban infrastructure. Yet policy specialists stress that long-term liveability will depend on balancing residential growth with public infrastructure upgrades, environmental resilience and equitable access to housing. As redevelopment activity continues reshaping eastern Mumbai, Mulund’s emergence as a major residential corridor reflects broader changes underway in how the metropolitan region is accommodating population growth and urban expansion.
