Signature Global Advances Gurugram Housing Construction

Signature Global has awarded construction contracts worth ₹920 crore for its Sarvam at DXP Estate residential project in Sector 37D, moving the 1,798-home development towards the construction stage. The project, located along the Dwarka Expressway, will cover 13.55 acres and about 5 million sq ft, adding another large residential development to one of Gurugram’s fastest-changing urban corridors.

Two construction companies have received contracts of ₹460 crore each. One will build six residential towers, while the other will construct the remaining five. Work is scheduled to begin by the end of the third quarter of FY27. The development is planned as a luxury housing project, with all 11 towers covered by the newly awarded construction packages.

The scale of the project matters for the Dwarka Expressway corridor, where housing expansion has accelerated alongside improvements in regional connectivity. Current market data places Sarvam at DXP Estate among the major residential launches in the Gurugram market, with 1,798 planned units. The wider Dwarka Expressway micro-market recorded quoted capital values of about ₹14,000 per sq ft in the first quarter of 2026, according to Anarock data. For Gurugram housing construction, the project illustrates how development is increasingly shifting towards large, planned residential clusters rather than smaller standalone buildings. Such projects can create construction employment and strengthen demand for local retail, services and other economic activity. They also increase the responsibility on civic agencies to expand infrastructure alongside private investment. The pressure is particularly relevant in fast-growing sectors around the expressway. Thousands of additional residents can translate into higher demand for water, electricity, sewage treatment, waste collection and road capacity. Urban planners say the long-term performance of these neighbourhoods will depend on whether public transport and pedestrian networks grow at a pace comparable with residential supply.

Environmental performance will be another test. Signature Global has previously said the project is targeting Indian Green Building Council Platinum certification and includes sustainability and wellness features. For a development of this scale, the practical impact will depend on measurable reductions in energy and water consumption, effective waste systems, landscape design and resilience to heat and intense rainfall. The construction awards come as the developer continues to expand its development pipeline. It reported ₹8,250 crore in sales bookings during FY26 and has set a ₹10,000-crore booking target for FY27. It has also reported 19.2 million sq ft of delivered real estate across its projects. The next phase of Gurugram housing construction will therefore be judged not only by delivery timelines or sales, but by how effectively new communities connect with existing infrastructure. As the Dwarka Expressway corridor densifies, coordinated planning for mobility, water, drainage and public amenities will be central to whether its residential expansion produces a functioning urban district rather than isolated housing clusters.
