Signature Global Expands Into Gurugram West Farmhouses

A 194-acre residential development planned in Farrukhnagar is set to add a large new luxury housing project to western Gurugram, highlighting how infrastructure-led land transformation is moving towards lower-density private developments. Signature Global has secured 194.22 acres through a mix of direct acquisition and landowner collaboration, with the proposed project carrying an estimated gross development value of ₹5,500–6,000 crore.

The land arrangement covers 25 acres purchased outright for ₹150 crore and another 169.22 acres brought into the project through a collaboration agreement. The site has around 6.77 million sq ft of developable potential, according to the company. This marks the developer’s entry into the ultra-luxury farmhouse segment, which differs sharply from the compact, higher-density housing formats that have driven much of NCR’s residential expansion. The Gurugram farmhouse project is planned around spacious villas and a low-density layout. That model can reduce built intensity on individual plots, but a large land footprint does not automatically mean lower environmental pressure. Water demand, sewage treatment, groundwater dependence, internal roads, solid waste management and electricity supply will become important planning questions as the site moves towards construction.

Farrukhnagar’s location is also central to the investment case. The site has access to the Kundli-Manesar-Palwal Expressway and Dwarka Expressway, while the Farrukhnagar-Wazirpur road provides local connectivity. The area is also seeing public infrastructure proposals, including a planned four-laning of the Farrukhnagar-Gurugram road at an estimated ₹365 crore. Such connectivity improvements can accelerate land development well beyond individual project boundaries. For surrounding villages and existing residents, however, the measure of successful urbanisation will extend beyond faster road access. Reliable water supply, drainage, public transport, healthcare access and protection of remaining agricultural and ecological assets will determine whether growth creates a functioning urban district or another car-dependent enclave.

The project also comes as Signature Global reports strong sales momentum. The company recorded ₹1,970 crore in sales bookings during the first quarter of FY27, after ₹8,250 crore in FY2025–26, according to company disclosures and market reports. For Gurugram, the Gurugram farmhouse project represents another step in Farrukhnagar’s transition from peripheral land towards a higher-value development corridor. The next test will be whether planning and civic infrastructure keep pace with private investment, particularly around water security, mobility and climate resilience.
