Welspun Enterprises Leases Massive Pune Office Hub

A single lease transaction worth over Rs 1.25 crore in monthly rent has just reset expectations for Pune’s western corridor. Welspun Enterprises has picked up more than 4.5 lakh square feet of office space in Hinjewadi’s Radius IT Park, marking one of the largest commercial real estate deals in the city this year. The five-year agreement, which commenced April 1, signals that large-format, campus-style offices remain in high demand despite broader shifts toward hybrid work.

The deal covers approximately 4.57 lakh square feet of chargeable area, with over 3.29 lakh square feet of carpet area spread across ground plus seven floors. The starting rental of Rs 27.5 per square foot per month, coupled with a 5 percent annual escalation clause, reflects steady confidence in Pune’s Grade-A office market. For context, similar-sized transactions in Bengaluru or Mumbai would command significantly higher base rents, giving Pune a persistent cost advantage. Hinjewadi, one of India’s largest IT corridors, has long been a magnet for technology firms and global capability centres. But this transaction comes from an infrastructure and engineering conglomerate, suggesting that the micro-market is diversifying beyond its traditional tech tenant base. Industry analysts tracking Pune’s real estate trajectory point to a broader trend: occupiers are prioritising contiguous, large-format spaces in established business districts with ready infrastructure, rather than waiting for newer corridors to mature.

For urban planners, however, the deal raises familiar questions about Hinjewadi’s carrying capacity. The corridor already struggles with peak-hour congestion, inadequate public transport connectivity, and a mismatch between job concentration and affordable housing availability. The proposed metro extension to Hinjewadi remains under construction, and feeder bus networks are sparse. Every additional lakh of office space adds vehicle trips to roads that are already operating beyond design capacity. A commercial real estate analyst tracking Pune’s western suburbs noted that while the transaction is a vote of confidence in Hinjewadi’s economic fundamentals, it also intensifies pressure on civic infrastructure. “The rental escalation clause shows landlords expect continued demand. But without parallel investment in transit, walkability, and mixed-use zoning, these large campuses become islands that employees can only reach by private vehicle,” the analyst said.

The deal was executed with Indo Global Soft Solutions & Technologies, with documents accessed through property records platforms. Welspun Enterprises has not publicly detailed how it intends to utilise the sprawling space—whether for consolidated operations, a new global capability centre, or leased sub-division to other occupiers. What is clear is that Pune’s office market is no longer playing second fiddle to India’s traditional metro cores. The question is whether its infrastructure can keep pace with its ambition.
