YEIDA Housing Plans Expand Around Noida Airport

The Yamuna Expressway Industrial Development Authority is preparing another large residential land release in the Noida International Airport region, with around 4,000 plots planned in Sector 5 near Jewar. The proposal comes as the airport corridor moves from an infrastructure-led development phase towards a broader urban expansion, raising an important question for planners: whether housing, transport and civic services can grow together rather than in separate stages.

The proposed plots are expected to cover sizes of roughly 200, 300 and 450 square metres. Sector 5 is particularly significant because of its proximity to the airport and its position within the larger development area being planned by the authority. Land acquisition and preparatory work have been progressing before the scheme can move towards a formal launch and allotment process.

This would not be the first major residential land release around the airport. In April 2026, the authority launched a scheme covering 973 plots across Sectors 15C, 18 and 24A. That exercise attracted more than 110,000 valid applications, or roughly 113 applicants for every available plot. The allotments were subsequently conducted through a draw, demonstrating the scale of demand for authority-developed housing land in the airport catchment. The surge in interest has broader implications for the Noida airport region. Airports often act as catalysts for housing, logistics, hospitality and commercial development, but their economic impact depends heavily on connections with surrounding settlements. A large increase in residents without adequate public transport, roads, drainage, water supply and social infrastructure can create new congestion and service deficits.

YEIDA has already been planning infrastructure alongside its expansion programme. Its wider development agenda includes roads, drainage, sewerage, water supply, parks, street lighting and solid-waste management in villages covered by its Master Plan 2041. This infrastructure-first approach will become increasingly important as new residential sectors are brought into the urban system. The scale of demand also points to a changing housing market. Earlier authority schemes near the airport have attracted exceptionally high application numbers, suggesting that both end-users and investors are watching the corridor closely. Yet high demand should not automatically translate into unchecked land conversion. The Noida airport region will need sufficient employment, schools, healthcare, public spaces and affordable housing alongside premium and plotted developments. For residents, the success of the planned 4,000 plots will ultimately depend less on the number of allotments than on the quality of the neighbourhoods created around them. The airport is already reshaping the area’s economic geography. The next challenge is ensuring that residential growth produces connected, climate-resilient communities rather than isolated housing enclaves.
