Bengaluru Housing Expansion Moves Towards Kannamangala

East Bengaluru is set for another large residential development after a joint development agreement was signed for a 17-acre site along the Whitefield-Kannamangala corridor. The project is expected to require around ₹2,000 crore in construction investment and deliver 2.5 million sq ft of saleable residential space. The scale adds to the rapid conversion of eastern Bengaluru’s peripheral land into housing, placing fresh pressure on transport, water and civic infrastructure.

The project is being developed through a joint development agreement, a structure in which the landowner and developer collaborate rather than the developer acquiring the entire property outright. The proposed development will create a substantial new residential footprint within one of Bengaluru’s fastest-growing urban corridors.

The location is significant. The Whitefield-Kannamangala belt has emerged alongside Bengaluru’s wider eastern expansion, where employment centres, residential projects and transport links have encouraged development beyond established neighbourhoods. The growth has created new housing choices but has also exposed the difficulty of extending infrastructure at the same pace as private construction. The latest project adds to a much larger development pipeline. The group currently reports more than 40 million sq ft of projects in the pipeline, while its completed portfolio spans 56 developments and more than 17 million sq ft. Its activities extend beyond housing into office, retail, warehousing and co-living. For the Bengaluru housing market, the investment is another indication that developers continue to see room for large residential communities in locations connected to the city’s employment corridors. Yet the economic value of such expansion depends increasingly on what surrounds the individual project. Roads, public transport, drainage, water supply, sewage treatment and social infrastructure determine whether new housing becomes an integrated part of the city or another isolated residential pocket.

The issue is particularly relevant in East Bengaluru, where rapid construction has frequently outpaced improvements in mobility and basic services. Urban planners argue that large projects should be evaluated alongside cumulative neighbourhood capacity rather than solely through the number of homes or square feet they add. The project also comes as developers expand towards North and East Bengaluru. In June, the group announced a ₹400 crore second phase of its plotted development in Devanahalli, covering 34 acres and about 450 plots. For Bengaluru, the next phase of expansion will therefore be measured not simply by capital deployed or housing delivered. The stronger test will be whether new communities are supported by reliable public transport, resilient water systems, efficient waste management, walkable streets and adequate civic capacity. The latest Bengaluru housing market investment underlines the scale of growth ahead; ensuring that this growth remains liveable will be the larger urban challenge.
