The Big Assets Launch Brings RERA Into Urban Focus

India’s property search market is set for another digital entrant as The Big Assets plans to launch its real estate platform in December 2026. The Pune-based company says the service will combine property listings, project discovery, enquiries and short- and long-term stays. Its proposed model reflects a wider shift towards digital property markets, where transparency, verification and regulatory information increasingly shape consumer trust.

The company is positioning the platform across several parts of the property economy, including residential sales, rentals and accommodation. Its stated user base includes builders, developers, property owners, buyers, tenants and hospitality operators. Public company information also describes features such as verified listings, visit scheduling and privacy-focused communication. For consumers, however, putting several services under one digital roof does not by itself resolve the risks associated with property transactions. Buyers and tenants still need reliable information on ownership, project approvals, pricing, construction status and other material details before making decisions. This becomes particularly important where property portals carry listings for projects governed by state-level real estate regulations. RERA compliance is therefore likely to be an important test of the platform’s consumer-facing model.

The Real Estate (Regulation and Development) Act, 2016 provides for registration of eligible real estate projects and real estate agents, while also requiring greater transparency and protecting consumers. The legislation specifically addresses the veracity of promotional information issued by promoters. That distinction matters because a digital marketplace and the property projects listed on it are not automatically the same regulatory category. The obligations can vary according to the platform’s role, the nature of the transaction and the state in which a project is located. State RERA authorities also provide online mechanisms for checking registered projects and agents, giving consumers a route to independently verify claims. The proposed Stay by TBA service adds another dimension by bringing hotels, villas, resorts, PGs, flats and hostels into the same digital environment. Such integration could make property and accommodation searches more convenient, but it also raises practical questions around safety, accessibility, pricing clarity and service standards.

From an urban-development perspective, the larger significance lies in how digital platforms influence property choices and movement across cities. Better structured information can reduce search costs and widen access, but poor verification can amplify misleading listings and information gaps. The company has begun building public awareness ahead of its planned launch. The next stage will be whether the real estate platform can translate its broad proposition into verifiable listings, clear regulatory information and dependable user safeguards. For citizens, those details will matter more than the number of services gathered on a single platform.
