Chennai RERA Clears New North Chennai Housing Project

North Chennai is set for another sizeable residential addition as Prestige Estates Projects Limited has launched a housing development in Madhavaram with an estimated gross development value of ₹1,330 crore. The project, Prestige Palm Court, is spread across 7.98 acres along Grand Northern Trunk Road and has received registration under Tamil Nadu RERA.

The project is planned as a high-rise residential development with five towers and 910 dwelling units. The approved configuration includes two basement levels, a stilt level and 22 residential floors in each tower. The development also includes a separate clubhouse block. RERA records list the project’s registration number as TNRERA/29/BLG/0265/2026, with registration granted on 3 August 2026. Homes are planned across one, two and three-bedroom formats. Project documents indicate a total floor area of about 1.35 million sq ft, while market disclosures have placed the saleable area at roughly 1.38 million sq ft. The difference reflects how project area can be reported across planning and sales documents. The launch is significant for North Chennai’s housing market, where new residential supply is increasingly being shaped by better road access and planned mass-transit investment. Madhavaram sits on a major northern entry corridor, connecting residential neighbourhoods with employment, industrial and commercial areas.

The location also places pressure on the surrounding road network, drainage systems, public transport and civic services as population density rises. For residents, the more important question will be whether new private housing is matched by adequate public infrastructure. High-rise growth can support more compact urban development, but its benefits depend on reliable water supply, sewage systems, waste management, pedestrian access and public transport. These factors will become increasingly important as North Chennai absorbs additional residents. The project’s scale also illustrates the continuing shift of large developers towards emerging urban corridors beyond Chennai’s established residential markets. Industry observers say such expansion can create construction activity and local economic opportunities, but infrastructure capacity needs to grow alongside the housing stock.

The Prestige Palm Court RERA registration provides buyers with a formal regulatory reference point for checking approved project information and timelines. The declared completion date extends to December 2030, making construction progress and infrastructure delivery important markers to watch over the next four years. For Chennai, the larger test is not simply how many homes are added, but whether new development contributes to a better-connected, climate-resilient and liveable urban district.
