Mumbai Logistics Rental Growth Signals RERA Market Shift

India’s logistics property market is entering a more selective phase, with Mumbai, Delhi-NCR and Bengaluru ranking among Asia-Pacific’s strongest markets for rental growth in the first half of 2026. The trend reflects deeper changes in manufacturing, consumption and supply chains, but it also raises questions about land costs, transport infrastructure and the environmental footprint of expanding warehouse networks.

According to Knight Frank’s latest Asia-Pacific logistics assessment, Mumbai recorded 5.3% annual rental growth, ahead of Delhi-NCR at 5.2% and Bengaluru at 4.4%. All three entered the region’s top 10 markets for annual logistics rental growth. The half-year movement was more moderate. Mumbai rents increased 4.4% during H1 2026, while Delhi-NCR and Bengaluru recorded gains of 2.8% and 2.2%, respectively. Prime logistics rents stood at ₹26 per sq ft per month in Mumbai, ₹22.30 in Delhi-NCR and ₹23.50 in Bengaluru. Vacancy rates were 13.5%, 14.7% and 17.6%, respectively. The figures point to a broader change in how companies are choosing industrial and warehousing space. Instead of simply adding capacity, occupiers are increasingly looking for facilities that improve distribution efficiency, accommodate technology and support more integrated supply networks.

That shift has implications beyond the property market. Warehouses depend on road connectivity, freight corridors, power supply and increasingly reliable digital infrastructure. When logistics demand grows faster than supporting infrastructure, surrounding communities can face heavier traffic, land-use pressure and greater demand for utilities. For cities, the emerging challenge is therefore not simply how much logistics space can be built, but where it should be located and how efficiently it can operate. Well-connected sites can reduce unnecessary freight movement, while poorly planned expansion can add congestion and increase emissions.

The sustainability question is also becoming harder to ignore. Demand for modern facilities is increasing interest in better building performance, technology integration and sustainability features. Across Asia-Pacific, 15 of 18 tracked markets recorded stable or rising logistics rents during H1 2026, while regional rental growth is expected to remain below 2% in the second half. For India, continued manufacturing investment and supply-chain diversification are likely to keep logistics rental growth positive in the near to medium term. The next phase will depend on whether new industrial development is matched by cleaner freight systems, adequate infrastructure and more efficient use of urban land.
